Job Title: Junior Liaison Architect

Job Overview
We are seeking an energetic and detail-oriented Junior Liaison Architect with 1 to 4 years of experience to support our regulatory approvals process across Mumbai. In this role, you will work closely with senior liaison leads to process building permissions, coordinate with municipal departments, and track file progress. This is an excellent opportunity for an early-career architect to gain deep, hands-on exposure to Mumbai's real estate regulations and master the statutory approval workflow.
Key Responsibilities
- File Tracking & Approvals
- Assist in compiling and submitting documentation for Intimation of Disapproval (IOD) and Commencement Certificate (CC) applications.
- Follow up daily with municipal desk officers to accelerate the movement of project files.
- Coordinate the collection of foundational No Objection Certificates (NOCs) from local civic departments.
- Authority Interaction
- Accompany senior leads to municipal offices including BMC (MCGM) , MHADA , and SRA wards.
- Submit response letters, rectifications, and architectural clarifications to municipal scrutiny engineers.
- Maintain an updated log of file statuses, remarks, and pending compliance requirements.
- Drafting & Compliance Support
- Modify and update submission drawings in strict alignment with DCPR 2034 guidelines.
- Verify that architectural layouts match municipal check-lists before formal submission.
- Calculate baseline Floor Space Index (FSI) allocations and permissible built-up areas for review.
- Documentation Management
- Organize and maintain a rigorous digital registry of all approved plans, scrutiny reports, and receipts.
- Coordinate with site engineers to collect structural progress photos required for slab-level clearances.
- Assist in preparing regular status reports for internal project management teams.
Required Skills & Qualifications
- Education: Bachelor of Architecture (B.Arch) degree from a Council of Architecture (COA) registered institution.
- Experience: 1 to 4 years of experience handling basic liaison workflows and municipal file submissions in Mumbai.
- Technical Regulations: Foundational familiarity with DCPR 2034 rules, building bylaws, and submission standards.
- Software Tooling: Strong, fast drafting skills in AutoCAD; proficiency in Microsoft Office for documentation.
- Communication: Transparent, polite verbal communication in English, Hindi, and Marathi to smoothly interface with ward-level staff.
