Purchase Manager – Interior / Turnkey Projects

Job Summary

We are looking for an experienced and result-oriented Purchase Manager to manage procurement activities for our interior and turnkey projects. The ideal candidate should have strong experience in project procurement, BOQ, rate analysis, vendor management, material planning, cost control and negotiations.

The candidate will be responsible for ensuring the timely availability of quality materials at the best possible prices while maintaining strict control over project-wise purchase costs, wastage and documentation.

Key Responsibilities1. Project Material Procurement

- Receive and review material requisitions from the Project/Site Team.
- Ensure timely procurement and delivery of materials to project sites.
- Coordinate closely with Project Managers and site teams to understand material requirements and timelines.
- Manage procurement requirements for multiple projects simultaneously.

1. Vendor Management & Negotiation

- Identify and develop reliable vendors, suppliers and manufacturers.
- Negotiate the best possible prices, discounts, payment terms and delivery schedules.
- Visit manufacturers and vendor locations as required for material selection, quality verification and commercial negotiations.
- Continuously develop new vendor sources to improve pricing and quality.

1. BOQ & Purchase Planning

- Study the BOQ of every new project in detail.
- Identify all materials falling under the company's purchase scope.
- Prepare and implement project-wise purchase plans in coordination with the Project Manager.
- Research new or specialized materials in advance to ensure timely procurement at competitive prices.
- Monitor long-lead items and ensure advance purchasing wherever required.

1. Rate Analysis & Cost Control





- Conduct detailed rate analysis for materials and compare market/vendor rates.
- Maintain item-wise cost benchmarks and monitor material cut-off costs.
- Negotiate continuously to reduce procurement costs without compromising quality.
- Highlight significant cost variations to management and Project Managers.
- Conduct regular market research to identify better pricing, quality and alternate sources.

1. Purchase Records & MIS

- Maintain real-time records of project-wise purchases through Excel/software.
- Track purchase orders, quotations, material deliveries, invoices and related documents.
- Prepare project-wise purchase reports and provide insights on procurement performance.
- Maintain accurate records of material costs for each project.

1. Material Return & Wastage Control

- Maintain records of materials returned from project sites.
- Monitor excess ordering, wastage and unnecessary purchases.
- Identify and report material wastage or discrepancies by project teams.
- Escalate irregularities to management immediately.

1. Purchase Bill Verification

- Strictly verify cash purchase bills submitted by the Project/Site Team.
- Check quantities, rates, material details and supporting documents.
- Ensure bills are genuine, accurate and in accordance with approved purchases.
- Identify discrepancies or irregularities and report them to management.

1. Continuous Market Research

- Maintain up-to-date knowledge of market prices for regularly purchased materials.
- Regularly explore new vendors, manufacturers and alternative materials.
- Identify opportunities to improve material quality while reducing costs.
- Continuously benchmark existing purchase rates against current market rates.

Candidate Profile
- Experience: 3–5 years in Purchase/Procurement
- Strong experience in project-based procurement is preferred.
- Should have hands-on experience in BOQ, rate analysis, vendor negotiation and material procurement.
- Should be comfortable coordinating with Project Managers, site teams, vendors and manufacturers.
- Should be willing to travel to vendor/manufacturer locations whenever required.
- Good English communication is mandatory.
- Should have good knowledge of Excel, Word and email communication.
- Should be commercially aware, proactive and highly organized.

Education
- Graduate in any discipline OR HSC Pass from English Medium.
- Additional qualification/course in Interior, Construction, Procurement or related field will be an advantage.
