- Manage day-to-day operation and maintenance of all MEP systems, including HVAC, electrical, plumbing, fire & life safety, BMS, lifts, DG, UPS, STP/WTP, and other building services.

- Supervise the Vendor Technical Team and ensure effective manpower deployment, work quality, safety, and timely completion of maintenance activities.

- Plan and monitor preventive, corrective, and breakdown maintenance as per OEM recommendations, AMC/SLA requirements, and operational needs.

- Monitor HVAC systems including chillers/VRF/VRV, AHUs, FCUs, pumps, cooling towers, and ventilation systems, ensuring occupant comfort and energy efficiency.

- Monitor HT/LT electrical systems, transformers, DG sets, UPS, batteries, APFC panels, power factor, electrical load, and energy consumption.

- Ensure proper operation, testing, and statutory compliance of fire alarm, fire hydrant, sprinkler, fire pump, firefighting equipment, and emergency systems.

- Coordinate lift AMC, plumbing, water supply, STP/WTP, drainage, and other specialist maintenance services.

- Monitor BMS and utility consumption, identify abnormalities, and implement approved energy and cost-saving initiatives.





- Manage AMC/non-AMC vendors, verify manpower and service performance, review reports, and ensure SLA compliance.

- Handle tenant/occupant MEP complaints, ensure timely resolution, monitor recurring issues, and implement permanent corrective actions.

- Ensure compliance with safety procedures, work permits, LOTO, statutory inspections, licenses, certificates, and applicable regulations.

- Prepare daily, weekly, and monthly O&M;/MIS reports covering breakdowns, preventive maintenance, utilities, complaints, vendor performance, spares, safety, and compliance.

- Manage emergency situations, conduct RCA for major incidents, and ensure closure of corrective and preventive actions.

- Maintain asset registers, equipment history, maintenance records, checklists, and technical documentation.

- Support the Facilities Manager in obtaining quotations for critical spares and repair works and prepare quotation comparison statements.
