Key Responsibilities

Design Quality Assurance &

- Coordination

- Output Control: Review and approve of key deliverables at concept, schematic, detailed design, and GFC stages to ensure accuracy and completeness.

- Cross-Disciplinary Freeze: Lead the design freeze process, ensuring zero unresolved conflicts between structural, MEP (Mechanical, Electrical, Plumbing), architectural, and landscape disciplines within defined timelines.

- Coordination Validation: Verify that all schematic and detailed designs have resolved all overlaps and clashes before issuance for site execution.

- Design Audits: Conduct monthly design verification audits to cross-check area statements, drawing packages, and overall design consistency.

Process Enforcement &

- Review Protocols

- Multi-Layer Reviews: Implement and enforce a formal, multi-layer design review process using mandatory checklists and sign-offs from stakeholders and consultants at every project phase.

- Quality Gates: Maintain strict control to prevent incomplete or non-compliant design packages from progressing to the next stage.

- Comment Resolution: Ensure all cross-functional design comments are addressed by consultants within a strict 5-working-day timeframe.

- Audit Leadership: Lead fortnightly multi-consultant design audits to proactively identify and resolve coordination issues prior to site release.

Consultant &

- Vendor Management

- Scope Definition: Review and approve 100% of consultant appointment scopes, ensuring deliverables and timelines are clearly defined before agreements are signed.

- Timeline Enforcement: Enforce submission schedules and manage escalation procedures for delays exceeding 7 working days.





- Performance Evaluation: Conduct monthly evaluations of consultants based on technical accuracy, timeliness, and responsiveness. Verify that all deliverables meet a minimum 90% accuracy and completeness threshold.

- RFI Management: Ensure that 100% of Requests for Information (RFIs) and consultant queries receive responses within 3 working days.

GFC Release &

- Site Support

- Package Validation: Validate 100% of GFC packages (architectural, structural, MEP,landscape, interiors) for full coordination with zero open points before release to site.

- Version Control: Enforce absolute version control, ensuring all GFC revisions are issued within 2 working days of approval.

- Documentation Tracking: Maintain a master GFC and RFI tracker with 100% accuracy, updated weekly and reviewed monthly.

- Site Conformance: Conduct site audits at critical milestones (e.g., plinth, slab, finishing stages) to verify in office adherence to the latest design drawings.

Regulatory Compliance &

- Documentation

- Statutory Approvals: Review of submissions to statutory bodies (e.g., BBMP, BDA, Fire Services) to ensure technical and legal compliance, targeting zero rejections due to design errors.

- Document Integrity:



Validate that all approval drawings are accurately version-controlled and filed for complete traceability.

- Audit &
- Closure: Conduct quarterly internal audits of all design documentation (drawings, MOMs, RFIs) to ensure traceability. Oversee the compilation of final as-built drawings and ensure regulatory closure within 30 days of project completion.

Qualifications &

- Experience

- Education: Bachelor’s or Master’s degree in Architecture (B.Arch / M.Arch)

- Experience: Minimum [e.g., 15-20] years of experience in architectural design and project coordination, with at least [e.g., 5-8] years in a leadership role managing large-scale, multi-disciplinary projects.

Technical Skills

- Expert in multi-disciplinary design coordination (Architectural, Structural, MEP, Landscape).

- Deep knowledge of local building codes and statutory approval processes (BBMP, BDA,Fire).

- Proficient in design auditing using tools like AutoCAD, Revit

- Strong grasp of project lifecycle management from Concept Design to GFC

- Skilled in quality assurance methodologies, including checklists and design verification audits.

Soft Skills

- Strong decision-making skills with full accountability for design accuracy and timelines.

- Proven ability to lead and influence cross-functional teams and external consultants.

- Meticulous attention to detail to identify errors and inconsistencies in complex drawings.

- Assertive communicator skilled in enforcing deadlines and resolving conflicts.

- Highly process-driven with a disciplined approach to version control and review protocols
