Position Overview

We are looking for an experienced Commercial Manager to lead the commercial operations across our premium real estate developments. The role requires a strategic and hands-on professional who can effectively manage procurement, contracts, commercial controls, project accounts, vendor relationships, compliance, and reporting while partnering closely with Project, Finance, Sales, Legal, and Leadership teams to ensure successful project delivery.

Key Responsibilities

- Lead the commercial function across residential real estate projects from planning through project completion.
- Develop and implement commercial strategies to optimize project costs, profitability, and operational efficiency.
- Manage procurement of construction materials, equipment, and services, ensuring quality, cost-effectiveness, and timely delivery.
- Identify, evaluate, negotiate, and manage relationships with vendors, contractors, and consultants.
- Oversee the preparation, review, negotiation, execution, and administration of contracts, work orders, and purchase agreements.
- Monitor project budgets, cost estimates, cash flow, and expenditure to ensure commercial discipline and financial control.




- Coordinate with the Finance team for vendor billing, payment processing, reconciliations, project accounting, and commercial documentation.
- Ensure compliance with contractual obligations, company policies, statutory regulations, and internal commercial governance standards.
- Prepare and present commercial MIS reports, procurement dashboards, budget variance reports, cost analyses, and management updates.
- Collaborate with Project, Finance, Sales, Legal, Design, and Senior Management teams to support informed commercial decision-making.
- Identify commercial risks, recommend mitigation strategies, and resolve contractual or commercial issues in a timely manner.
- Drive continuous improvement in procurement, contract management, commercial processes, and internal controls.

Desired Candidate Profile
- Bachelor's degree in Commerce, Engineering, Business Administration, or a related discipline. A postgraduate qualification or MBA will be an added advantage.
- 8–12 years of relevant experience in commercial management within the real estate, construction, or infrastructure industry.
- Proven expertise in procurement, contract administration, project costing, budgeting, vendor management, and commercial operations.
- Strong understanding of statutory compliance, taxation, commercial documentation, and project financial controls.
- Proficiency in ERP systems, Microsoft Excel, and MIS reporting.
- Excellent negotiation, analytical, communication, and stakeholder management skills.
- Ability to manage multiple projects and work effectively in a energetic, fast-paced environment.
