Position Summary

We are seeking an experienced and highly motivated Commercial Manager BOQ & Sourcing to lead quantity estimation, procurement planning, vendor development, cost optimization, and commercial management activities for our projects.

The ideal candidate must possess hands-on experience in the Architecture, Interior Design, Construction, Design & Build, or PEB industry. Candidates from unrelated industries will not be considered.

Key Responsibilities

BOQ & Cost Management

- Prepare detailed BOQs based on drawings, specifications, and project requirements.
- Conduct quantity take-offs for civil, interior, architectural, MEP, PEB, and finishing works.
- Develop project budgets and cost estimates.
- Review and validate contractor and vendor quotations.
- Perform cost analysis and value engineering exercises to optimize project costs.
- Monitor project costs against approved budgets.

Procurement & Sourcing





- Identify, evaluate, and onboard vendors, suppliers, subcontractors, and service providers.
- Float enquiries, obtain quotations, conduct techno-commercial evaluations, and negotiate commercial terms.
- Develop strategic sourcing plans for project-specific and annual procurement requirements.
- Maintain and update approved vendor databases.
- Ensure timely procurement of materials and services in coordination with project teams.

Commercial & Contract Management

- Prepare comparative statements and procurement recommendations.
- Participate in commercial negotiations and finalization of purchase orders/work orders.
- Review contracts, commercial terms, payment schedules, warranties, and contractual obligations.
- Track procurement schedules and coordinate with project execution teams.
- Ensure compliance with company procurement policies and procedures.

Vendor & Stakeholder Management

- Build long-term relationships with vendors and subcontractors.
- Coordinate with architects, designers, project managers, engineers, and finance teams.
- Resolve commercial and procurement-related issues during project execution.

Reporting & Documentation

- Prepare MIS reports related to procurement, budgets, cost savings, and sourcing activities.




- Maintain proper records of quotations, negotiations, purchase orders, contracts, and approvals.
- Provide management with periodic commercial and procurement performance reports.

Required Qualifications

- Bachelor's Degree in Civil Engineering, Architecture, Construction Management, Quantity Surveying, or a related field.
- MBA / PG Diploma in Supply Chain, Procurement, or Commercial Management will be an added advantage.

Experience Requirements

- Minimum 3 to 5 years of relevant experience.
- Mandatory experience in one or more of the following industries:
- Interior Fit-Outs

- Corporate Interiors
- Architecture & Design-Build Projects

- Civil Construction

- Turnkey Projects

- PEB Projects

- Commercial Real Estate Projects

Candidates without relevant industry experience will not be considered.
