Position: Business Unit Head - South India (Full-Time, On-site)
Location: Visakhapatnam, Andhra Pradesh THE ROLE You will build IKSANA's South India expansion as an independent business unit. You will initially own the launch, scale, and profitability of our first centre in Visakhapatnam, and eventually lead IKSANA's strategic expansion across South India's emerging business hubs, in collaboration with the founding team of IKSANA as a Co-Creator.
WHAT YOU WILL DO Phase 1 (0-6 Months) Executing the launch and mobilisation of the IKSANA World Trade Centre, AMTZ. Drive vendor onboarding, sourcing, negotiation, and contract execution across manpower, maintenance, housekeeping, F&B;, and security.
Manage dependencies with the developer and contractors on all infrastructure systems: MEP, DG/UPS, electrical, HVAC, plumbing, internet, CCTV, access control, and signage.
Build and mentor the initial on-ground team. Manage day-to-day operations of the Centre for a superior customer experience. Oversee interior and renovation projects from design to handover. Develop and implement operational SOPs and SLAs tailored to Vizag's occupier profile.
Revenue activation, local sales and occupancy targets. Develop potential business opportunities for IKSANA at the campus. Partner on business development, marketing and sales activities. Develop relationships with companies and ecosystem partners of the AMTZ Campus for capacity and P&L; enhancement.
Own the Vizag centre's P&L;: revenue, occupancy, OPEX, CAPEX, profitability. Phase 2 (After 6 Months) Expansion: South India Cluster Partner with the founding and leadership team in identifying and evaluating additional locations at Vizag and other potential markets in South India Own multiple centre expansion,
operations, P&L;, and team leadership, as the South India Cluster Head WHAT WE'RE LOOKING FOR 7+ years of experience in coworking, managed offices, commercial real estate, hospitality, or large-scale facility operations
Experience launching and operating a commercial centre, from pre-opening through live operations and ongoing facility services management
Experience with P&L; accountability, contributed to revenue, occupancy, and profitability metrics
Commercial acumen: experience in B2B sales, enterprise account management, or commercial leasing
Technical competence: working knowledge of MEP systems, electrical, HVAC, fire safety, statutory compliance
Team builder: ability to recruit, train, manage, and retain teams
Languages: fluent in English, Hindi, and Telugu
