Role & responsibilities
1. Project Planning & Leadership
Provide leadership, direction, and technical vision to the on-site project team and sub-contractors.
Assist senior management in the formulation and execution of long-range and annual project plans.
Develop detailed project schedules using tools such as MS Project / Primavera and ensure adherence to milestones.
Evaluate project progress regularly and prepare concise progress reports for management review.
Identify risks and proactively develop mitigation strategies to safeguard project timelines and budgets.
2. Site Execution & Technical Oversight
Oversee all civil construction activities including structural works, finishing, MEP coordination, and faade.
Ensure that construction is carried out strictly in accordance with approved drawings, specifications, and quality benchmarks.
Monitor day-to-day work progress on-site and ensure timely completion of each phase of the project.
Conduct regular site inspections, identify deviations, and implement corrective actions immediately.
Manage the handover of completed units/phases to the marketing and client service teams in a ready-to-sell/ready-to-handover condition.
3. Infrastructure Development
Lead planning and execution of all site infrastructure: internal roads, storm water drainage, landscaping, water supply, sewage treatment, and external development works.
Liaise with infrastructure consultants and contractors to ensure design intent is faithfully translated in office.
Ensure all utility connections, civic amenities, and common area infrastructure are completed prior to occupancy.
Review and approve infrastructure layouts, BOQs,
and methodology statements submitted by contractors.
4. Consultant Coordination
Serve as the primary site-level interface for all project consultants structural, MEP, landscape, faade, and interior.
Chair and minute coordination meetings with consultants to resolve design conflicts and RFIs promptly.
Review and approve shop drawings, inspection test plans (ITPs), and material submittals from consultants and vendors.
Manage the design change process and ensure that all revisions are communicated and implemented accurately on-site.
5. Billing, Contracts & Commercial Management (Coordination & back up documents)
Scrutinize, verify, and certify contractor bills as per agreed rates, BOQs, and actual work done on-site.
Coordinate with the Quantity Surveying / Commercial team for measurement of work, reconciliation, and payment processing.
Monitor project expenditure against sanctioned budgets; flag variances and propose corrective action.
Participate in contract review, tendering, and evaluation of sub-contractors in coordination with the procurement team.
6. Statutory Liaison & Regulatory Compliance (Coordination)
Liaise with government agencies, local bodies, and statutory authorities for all project-related approvals, NOCs, and inspections.
Ensure adherence to all applicable statutory requirements including RERA, CMDA/DTCP, TNPCB, fire NOC, occupancy certificate, and related approvals.
Maintain documentation of all regulatory submissions, approvals, and inspection records.
Coordinate with legal and liaison teams to proactively manage approval timelines and prevent project delays.
7. Reporting & MIS
Prepare and submit accurate monthly Management Reports covering project status, financial updates, issues log, and look-ahead plans.
Maintain site MIS reports including manpower deployment, material consumption, machinery utilization, and progress tracking.
Present project performance dashboards to senior management on a regular basis.
Ensure timely submission of all billing-related documentation and project completion reports.
Preferred candidate profile:
B.Tech in Civil Engineering from a recognised institute, with 8-10 years of progressive experience in high-end residential and commercial real estate projects.
Demonstrated experience in managing large-scale, multi-tower construction projects independently from structural stage through finishing and handover.
Sound knowledge of infrastructure works including site development, utility networks, landscaping, and civic amenities.
Strong track record in contractor management, bill certification, and commercial dispute resolution.
Prior exposure to Tamil Nadu regulatory landscape (CMDA, DTCP, TNPCB, RERA) will be a significant advantage.
Self-motivated, site-present leader with high ownership, a results-driven approach, and the ability to manage multiple work streams simultaneously.
