Job Title: Senior Liaisoning & Compliance Architect (UDCPR, BMC & RERA)

Job Summary:

We are hiring a full-time Senior Liaisoning Architect for our real estate development firm based in CBD Belapur, Navi Mumbai. With a minimum of 10 years of experience, you will lead regulatory approvals, RERA compliance, and project viability assessments.

Your primary responsibility is to maximize project potential by generating high-accuracy feasibility reports, developing compliant layout plans

Key ResponsibilitiesTechnical Feasibility & Master Planning

- Draft feasibility reports: Analyze current land parcels to evaluate financial and physical viability under UDCPR, BMC, and CIDCO mandates.
- Calculate potential areas: Determine maximum permissible Floor Space Index (FSI), Premium FSI, TDR loading, and Gross Built-up Area (BUA).
- Develop layout plans: Design master layouts, building footprints, and parking configurations that optimize saleable area while meeting open space rules.
- Assess zoning risks: Identify road widening setbacks, coastal zone regulations (CRZ), high-tension lines, and reservation impacts.

Liaisoning & Government Approvals
- Manage government portals: Oversee online submissions through municipal systems including NMMC, CIDCO, and BMC AutoDCR platforms.
- Liaise with authorities: Represent the developer and maintain strong relationships at Navi Mumbai Municipal Corporation (NMMC), CIDCO, BMC wards, CFO, and town planning departments.
- Coordinate external consultants:



Align with external liaising agencies and regulatory bodies to fast-track submissions.

Environmental Clearance & Sustainability
- Coordinate environmental approvals: Manage the statutory clearance process by collaborating closely with environmental consultants and regulatory authorities.
- Ensure conditions compliance: Track environmental commitments, sustainability guidelines, and specific approval conditions throughout project execution.

Documentation & Record Management
- Maintain accurate records: Manage a comprehensive archive of all approvals, submissions, permits, and official correspondence.
- Provide management updates: Monitor approval timelines proactively and prepare periodic status tracking reports for senior management.

Required Qualifications & SkillsEducation & Experience
- Education: Bachelor of Architecture (B.Arch) registered with the Council of Architecture (COA).
- Experience: Minimum 10+ years of proven experience in architectural liaisoning, layout design, and RERA compliance for real estate developers in the MMR region.

Technical Knowledge
- Regulatory expertise: Expert-level mastery of the Unified Development Control and Promotion Regulations (UDCPR), BMC DCPR 2034, and RERA rules.
- Software proficiency: Advanced skill in AutoCAD, AutoDCR compliance systems, and MS Excel for area calculations.

Job Type: Full-time Pay: From ₹55,000.00 per month
