Role: Package Manager (Finishing)

Designation: AGM/DGM

Provides leadership in all aspects of Operations, Inter/Intra department collaboration conflict resolution, external coordination Deliver project within timelines with high quality, compliance on safety and quality, budget, risk mitigation, innovation Ensure works are finished to desired quality standards, complying with timelines budgeted cost norms

Key Responsibilities:

Project Management:

Prepare & establish execution strategy for the project by understanding requirements of all stakeholders from finishing perspective

Resolve/conclude any changes in the work flow sequence in case of unanticipated changes at site Resolve the escalated issues raised by team affecting completion of finishing works in coordination with CM/ MEP/ Design/ Procurement.

Provide VE options at design stage to optimise cost without diluting quality and safety

Review of Progress with respect to yearly AOP and advise PD /PMH if any corrective actions are required Attend regular progress review meeting with all contractors to assess overall progress, quality and safety and recommend actions to ensure quality and progress.

Driving a team of multi disciplinary professionals and liaising with the client at all stages of the project for securing approvals, finalization of specifications, reporting progress and final handover.

Attend coordination meeting between different depts. such as Civil /Design/ MEP to make sure that proper sequence of works are followed on site Ensuring co ordination with contractors, consultants, & other external agencies, to enable meeting time deliverables Raise escalation of CRNs to PDs/Commercial Manager in a timely manner and ensure completion of works.

Techno commercial activities:





Making preliminary cost estimates for construction Executing end to end projects encompassing planning, design, estimation, scope definition, finalisation of techno commercial aspects and implementing quality standards.

Prepare complete Bill Of Quantities, comparative statement, suggested a list of contractors, study & award the job to the capable & deserving bidder after negotiations, prepared cash flow & bar chart to speed up the work for all time bound projects

Safety & Quality:

Implement project quality & safety policy without any dilution with the help of Safety & Quality Manager Devising and implementing processes, in line with organisational standards and client specifications.

Checking and monitoring material quality received from vendors/ suppliers. Monitoring sub contractors quality in execution of the work.

Suggest different VE options at design stage to optimize cost without diluting quality and safety Maintain proper standards at labour camp and their welfare

Team management:

Establish project related KRAs and individual KRAs for the team

Monitor performance of respective team members & reviewing their KRA's

Learn current skills /methods, suggest innovative ways to increase construction speed, reduce cost, increase quality Team building management and striving for excellence.

Qualification

B.Tech. / B.E / Diploma in Civil/Diploma in Interior Design with 15+ years of relevant a Real

Estate/Hotel/Finishing Contractor and heading multiple civil and interior fit out works projects.

Excellent relationship management, team work and team building, communication skills

Track project deliverables using appropriate tools

Should be open minded, ability to work with dynamic teams, respect other ideas, opinions and should have positive attitude To keep him updated about the construction related technological advances
