Job Title: Senior Architect (Mumbai Market Specialization)
Job Description
Qualifications & Experience:
Qualified Architect (B.Arch/M.Arch) with 6–10 years of relevant experience in real estate development, preferably with exposure to high-density urban projects in Mumbai.
Deep understanding of Mumbai’s Development Control (DC) Regulations, including FSI calculations, premium calculations, and the approval process (including DCPR, RDA, and BMC guidelines).
Proven expertise in preparing design, approval, and working drawings; strong grasp of site feasibility, zoning norms, and land use planning.
Strong analytical and problem-solving skills to assess development potential, optimize land use, and recommend viable design solutions.
Proficiency in AutoCAD, Revit (preferred), and Microsoft Office Suite.
Excellent communication and interpersonal skills to engage effectively with clients, authorities, and cross-functional teams.
Ability to manage multiple projects simultaneously, meet tight deadlines, and adapt to evolving project requirements.
M.Arch or specialization in Urban Planning/Real Estate Development is a solid plus.
Key Responsibilities
Lead preparation of technical and physical due diligence reports for development projects.
Coordinate with developers, clients, and internal stakeholders to gather and validate project data.
Conduct accurate FSI, carpet area, and built-up area calculations in compliance with DC regulations.
Prepare and validate premium calculations for additional FSI, changes in land use, or deviations.
Liaise with civic authorities (e.g., BMC, RDA, MMRDA) to secure development approvals and clearances.
Support design management activities — including concept development, design review, and value engineering — where applicable.
Conduct site inspections to verify compliance with approved plans and identify potential risks or deviations.
