Job Overview
We are seeking an energetic and detail-oriented Junior Liaison Architect with 1 to 4 years of experience to support our regulatory approvals process across Mumbai. In this role, you will work closely with senior liaison leads to process building permissions, coordinate with municipal departments, and track file progress. This is an excellent opportunity for an early-career architect to gain deep, hands-on exposure to Mumbai's real estate regulations and master the statutory approval workflow.
Key Responsibilities
File Tracking & Approvals
Assist in compiling and submitting documentation for Intimation of Disapproval (IOD) and Commencement Certificate (CC) applications.
Follow up daily with municipal desk officers to accelerate the movement of project files.
Coordinate the collection of foundational No Objection Certificates (NOCs) from local civic departments.
Authority Interaction
Accompany senior leads to municipal offices including BMC (MCGM), MHADA,
and SRA wards.
Submit response letters, rectifications, and architectural clarifications to municipal scrutiny engineers.
Maintain an updated log of file statuses, remarks, and pending compliance requirements.
Drafting & Compliance Support
Modify and update submission drawings in strict alignment with DCPR 2034 guidelines.
Verify that architectural layouts match municipal check-lists before formal submission.
Calculate baseline Floor Space Index (FSI) allocations and permissible built-up areas for review.
Documentation Management
Organize and maintain a rigorous digital registry of all approved plans, scrutiny reports, and receipts.
Coordinate with site engineers to collect structural progress photos required for slab-level clearances.
Assist in preparing regular status reports for internal project management teams.
Required Skills & Qualifications
Education: Bachelor of Architecture (B.Arch)
