The Facility Maintenance in charge is responsible for planning, managing, and overseeing all engineering, maintenance, facility operations, fire and life safety systems, security services, utilities, and support infrastructure of the hospital. The role ensures a safe, secure, compliant, and therapeutic environment for patients, visitors, and staff, with particular emphasis on the unique safety requirements of a mental health hospital.

Key Responsibilities

- Facility Engineering Management
- Oversee the maintenance and operation of all hospital buildings, wards, administrative areas, residential facilities, and common spaces.
- Ensure uninterrupted functioning of electrical, HVAC, plumbing, civil works, water supply, sewage, generators, UPS, elevators, and utility systems.
- Develop and implement preventive and predictive maintenance schedules.
- Plan infrastructure upgrades, renovations, and expansion projects.
- Ensure timely repair of facility-related complaints with minimal disruption to hospital services.
- Hospital Fire Life Safety Systems
- Ensure continuous operational readiness of all fire detection, alarm, and suppression systems.
- Supervise maintenance and statutory testing of fire hydrants, sprinkler systems, smoke detectors, manual call points, fire extinguishers, hose reels, fire pumps, and emergency lighting.
- Ensure compliance with National Building Code (NBC), State Fire Department regulations, and applicable healthcare fire safety standards.
- Coordinate periodic inspections with fire authorities and ensure timely renewal of statutory approvals.
- Conduct fire drills, evacuation exercises,



and emergency preparedness training for all hospital staff.
- Maintain fire safety documentation, inspection records, and equipment maintenance logs.
- Ensure fire exits, escape routes, emergency assembly points, and signage remain unobstructed and compliant.
- Develop and periodically review the hospital's Fire Emergency Response Plan.
- Security Services Management
- Oversee hospital security operations through in-house or outsourced security personnel.
- Ensure 24×7 security coverage across patient care areas, entry and exit points, parking areas, pharmacy, stores, and other critical locations.
- Develop and implement security policies, access control procedures, visitor management systems, and emergency response protocols.
- Supervise CCTV surveillance systems, access control systems, panic alarms, and security communication equipment.
- Coordinate management of security incidents, missing patients, aggressive behaviour, unauthorized access, theft, vandalism, and emergency situations.
- Ensure security measures comply with the specific needs of psychiatric and mental health patients while maintaining dignity and therapeutic care.
- Conduct periodic security risk assessments and recommend mitigation measures.
- Coordinate with local police, emergency services, and regulatory agencies when required.
- Ensure regular training of security personnel in patient-sensitive approaches, de-escalation techniques, emergency response, and disaster management.
- Patient Safety Risk Management
- Ensure maintenance of ligature-resistant fixtures and patient-safe environmental standards.
- Identify and mitigate environmental hazards that may pose risks to patients or staff.
- Participate in hospital safety committees,



risk management meetings, and quality improvement initiatives.
- Support infection prevention and control requirements related to facility operations.
- Regulatory Compliance Accreditation
- Ensure compliance with all applicable healthcare regulations, labour laws, environmental regulations, fire safety norms, and occupational health and safety requirements.
- Support NABH and other accreditation standards relating to facility management, safety, engineering services, and emergency preparedness.
- Maintain statutory licenses, maintenance records, calibration reports, and compliance documentation.
- Vendor Contract Management
- Manage Annual Maintenance Contracts (AMCs) and service contracts for engineering systems, fire systems, CCTV, security systems, elevators, DG sets, HVAC, and other utilities.
- Evaluate vendor performance and ensure compliance with contractual obligations.
- Monitor contractor safety practices and quality of work.
- Utilities Energy Management
- Monitor electricity, water, fuel, HVAC performance, and utility consumption.
- Implement energy conservation and sustainability initiatives.
- Ensure uninterrupted operation of essential utilities through effective contingency planning.
- Emergency Disaster Management
- Develop and implement disaster management, business continuity, and emergency response plans.
- Lead facility-related emergency responses during fire, floods, utility failures, equipment breakdowns, and natural disasters.
- Coordinate with clinical, administrative, engineering, and external emergency agencies during emergencies.
- Administrative Responsibilities
- Monitor expenditures and optimize operational costs without compromising safety or quality.
- Prepare management reports, performance dashboards, and compliance updates.

Qualifications Qualifications Skills

- Bachelor's Degree in Mechanical, Electrical, Civil Engineering, or Facility Management.
- 5–8 years of experience in facilities, maintenance, preferably in hospitals or premium hospitality environments
