ABOUT THE OPPORTUNITY A confidential search is underway for an established real estate developer seeking a senior Land Acquisition leader to drive strategic land-bank expansion across residential, commercial, mixed-use and township developments.

This is an origination, structuring and closure mandate. Profiles limited primarily to liaison, documentation, legal coordination or due-diligence support will not fit the requirement.

KEY RESPONSIBILITIES

- Independently identify and originate on-market and off-market land opportunities.
- Evaluate land pricing, market potential, commercial feasibility and development viability.
- Structure outright purchases, Joint Development, Joint Venture, Development Management

Agreements and other strategic transaction models.

- Lead negotiations with landowners, brokers, aggregators, institutional partners and relevant stakeholders.




- Coordinate with Legal, Finance, Technical and Project teams through due diligence, documentation and transaction closure.
- Build a robust acquisition pipeline and provide market intelligence on land pricing, competitor activity and emerging Kolkata growth corridors.
- Advise senior leadership on acquisition strategy, investment opportunities and transaction viability.

REQUIRED EXPERIENCE

- 12-20 years in Land Acquisition, Land Aggregation or Real Estate Business Development.
- Predominantly developer-side experience with established real estate organisations.
- Substantial hands-on exposure to Kolkata/Greater Kolkata land transactions.
- Demonstrable success in personally sourcing, structuring, negotiating and closing multiple high-value transactions.
- Experience handling outright acquisitions, JD, JV, DMA or comparable development structures.
- Strong network across Kolkatas landowners, brokers, aggregators, consultants and wider real-estate ecosystem.
- Robust commercial evaluation, negotiation, relationship-management and senior-stakeholder influencing capabilities.
- Current Kolkata residence or confirmed willingness to relocate before joining.

DESIGNATION AND COMPENSATION The final designation may be AGM, DGM, GM or VP depending on the candidate’s current responsibility, transaction record and overall suitability.
