Role & responsibilities

A. Project-to-Operations Transition Planning

- Drive the transition framework and timelines for handover of upcoming commercial and residential buildings from Projects to Operations
- Develop transition checklists covering MEP systems, life safety systems, common area finishes, and statutory documentation
- Coordinate cross-functional transition meetings with Project, Engineering, and Operations stakeholders to track readiness milestones

B. Drawing & Documentation Review
- Review GFC and as-built drawings, P&IDs;, and single-line diagrams across HVAC, electrical, plumbing, fire-fighting, and BMS systems
- Validate consistency between design intent, as-built conditions, and O&M; manuals prior to handover
- Compile and verify operations-ready documentation: warranties, AMC contracts, equipment manuals, and statutory approvals

C. MEP Systems Readiness & Commissioning Review
- Review testing & commissioning (T&C;) reports and performance guarantee test results for all MEP systems prior to transition
- Track closure of snags and punch-list items identified during pre-handover inspections
- Coordinate with project teams to ensure defect liability period (DLP) obligations are clearly documented and tracked post-handover

D. Statutory & Regulatory Compliance
- Ensure all statutory NOCs, certifications, and approvals (electrical, lift, fire, pollution, occupancy) are in place prior to transition
- Coordinate with Legal and Compliance teams on RERA-related handover documentation and disclosures




- Maintain an audit-ready repository of compliance and transition records for each project

E. Operations Readiness & Stakeholder Coordination
- Work closely with Facility Management teams to ensure operational readiness of all MEP and life safety systems on day one of handover
- Conduct training and knowledge transfer sessions for the Operations and FM teams on building systems and design intent
- Liaise with OEMs and vendors to ensure AMC mobilisation and spares availability are in place at handover

F. Reporting & Continuous Improvement
- Track and report transition status, open issues, and risk areas to the DGM Engineering on a periodic basis
- Capture lessons learned from each transition to continuously improve handover protocols and checklists
- Support budgeting and planning for post-handover capex / system upgrades identified during transition reviews

G. Ongoing Operations Review, MEP Audits & SME Support
- Periodically review MEP services and system performance across ongoing operational (live) commercial and residential projects
- Plan and conduct structured MEP audits at operational projects, covering HVAC, electrical, plumbing, fire-fighting, and utility systems
- Identify gaps, inefficiencies,



and compliance risks in existing MEP operations and recommend corrective / improvement actions
- Act as the subject matter expert (SME) supporting the DGM Engineering and Operations teams in diagnosing and resolving core MEP and utility-related concerns at live sites
- Partner with Facility Management and site engineering teams to troubleshoot recurring MEP issues and drive root-cause resolution
- Standardise MEP audit checklists and operational benchmarks for consistent application across the project portfolio

Preferred candidate profile

Essential

- B.E./B.Tech in Mechanical / Electrical Engineering or related discipline
- 8-10 years of total experience, with significant exposure to building operations and project-to-operations transitions
- Proficient in reading drawings, with working knowledge of both basic and detailed MEP systems
- Demonstrated experience managing handovers for commercial and/or residential buildings
- Sound understanding of statutory and regulatory requirements for building handover and occupancy
- Proven track record of conducting MEP audits and troubleshooting MEP/utility issues at operational sites

Preferred / Desirable
- Prior experience working across both project execution and facility/building operations functions
- Exposure to BMS/IBMS-integrated MEP systems in large commercial or residential developments
- Familiarity with RERA handover and disclosure requirements
- Working knowledge of CAFM systems for transition and asset documentation tracking
