n n Prerequisites for the Job Role:
n n Proven track record of leading large-scale (20,000 sqft+) office/corporate property acquisition and expansion
n Strong network and relationships with landlords, developers, and brokers
n Expertise in strategic market analysis and deal structuring (including revenue sharing / management contract models)
n Preferred: Robust exposure to Tier-1 Tier-2 city markets
n n Job Role:
n Strategic Expansion Leadership
n n Define and execute the organization's expansion strategy across target markets, identifying high-value micro-markets for growth.
n Oversee market research, competitive benchmarking, and rental trend analysis to aid decision-making.
n Develop multi-year expansion roadmaps in alignment with company vision and financial goals.
n n Business Development & Relationship Management
n n Build and maintain strategic relationships with landlords, developers, brokers, and channel partners to secure priority access to prime properties.
n Curate potential property options and evaluate on the basis of an acquisition checklist to qualify.
n Represent alt.f in high-level negotiations with property owners, investors, and external stakeholders.




n n Deal Structuring & Negotiation
n n Lead negotiations for LOIs, agreements, and financial terms in alignment with the company's financial models.
n Evaluate and structure revenue-sharing or management contract arrangements where applicable.
n n Project Acquisition & Execution Oversight
n n Oversee parameter-based site selection, due diligence, legal documentation, and compliance processes.
n Collaborate with design, and project teams to finalize BOQs and ensure on-time, on-budget project delivery.
n n Operational Handover & Launch
n n Ensure seamless handover from acquisition to operations, coordinating with landlords and internal teams to secure all required approvals and documentation.
n Track and maintain accurate property databases, including registration, deposits, and contract statuses.
n n Leadership & Team Development
n n Lead, mentor, and develop the expansion team, fostering a high-performance culture.
n Promote cross-departmental collaboration to ensure smooth execution of expansion goals.
