About the Role

Zyeta is looking for a Senior Cost Manager – C&I; (IC)to independently manage the cost and commercial aspects of large-scale commercial interior and workplace projects.

The role will cover budgeting, estimation, BOQ, cost control, procurement, vendor negotiations, variations, billing and final accounts. The person will work closely with the Design, Projects, Procurement and Finance teams to ensure projects are delivered within the approved cost and commercial targets.

Key Responsibilities

- Prepare project budgets, initial estimates, BOQs and cost baselines.
- Track project costs against approved budgets and identify cost overruns.
- Prepare detailed cost estimates and rate analysis based on drawings and project scope.
- Review vendor and subcontractor quotations and benchmark market rates.
- Manage commercial aspects of tendering, vendor selection and negotiations.
- Track purchase orders, work orders, commitments and actual project expenditure.
- Review scope and design changes and assess their cost impact.
- Manage variations, additional works and change orders.
- Identify cost-saving and value-engineering opportunities.
- Review contractor and subcontractor bills against actual work and agreed rates.
- Track project cost forecasts and provide regular commercial reports.
- Identify commercial risks and highlight potential budget overruns with practical solutions.
- Maintain project cost data,



rate databases and commercial trackers.
- Support project teams in maintaining project profitability.
- Manage reconciliation and closure of final accounts.

Software Skills

- Advanced MS Excel – Pivot Tables, XLOOKUP/VLOOKUP, SUMIFS, cost analysis and reporting.
- Zoho – hands-on experience with maintaining project/commercial data and reports.
- Experience working with ERP or project cost management systems will be an added advantage.

What We're Looking For

- 10–15 years of experience in Cost Management, Quantity Surveying or Commercial Management .
- Strong experience in commercial interiors, workplace projects, interior fit-out or design & build .
- Strong understanding of BOQ, estimation, rate analysis, procurement, contracts, variations, billing and final accounts.
- Good knowledge of MEP, civil, finishes and other interior fit-out packages.
- Strong commercial and negotiation skills.
- Ability to independently manage project costs and commercial activities.
- Robust attention to detail and ability to work with large volumes of project data.
- Good coordination skills with Project, Design, Procurement, Finance and vendor teams.
- Hands-on Individual Contributor who can take ownership of the complete cost management function.
