Employment Type: Full-Time Reports To: Founder / Operations Head,Ritumbhara ABOUT RITUMBHARA Ritumbhara is a short-term rental brand managing studios, villas, and penthouses across Jaipur and Alwar, operating on a thoughtful-host model rather than a traditional hotel chain approach. ROLE OVERVIEW

This role holds a dual mandate: driving current-supply growth for the assigned region (initially Alwar and NCR) and maintaining quality assurance across live properties. The two functions are intentionally structured and compensated separately, ensuring that the pursuit of new acquisitions does not come at the cost of guest experience on existing properties. KEY RESPONSIBILITIES

Acquisition ●Research and map existing and emerging markets, including pricing, footfall, supply quality, and competitive presence from other players in the short-term rental / villa hospitality space

●Build and maintain a continuous pipeline of relevant properties through relationships with second-home/villa/farm owners and local real estate brokers

●Personally visit and evaluate each prospective property, and lead it through onboarding to a successful, SOP-compliant launch

●Pre-filter properties for fit prior to escalation, based on room count, land, architecture/views, road access, water/power reliability, and owner willingness to commit to FOCO standards Quality Oversight ●Conduct scheduled and surprise physical audits across all live properties in the assigned cluster,



using the standard SOP-verification checklist (timestamped, photo-proof based)

●Identify and escalate quality issues by root cause — staffing, training, maintenance, owner non-cooperation, or communication — into the central quality tracker

●Coach on-ground staff and owners toward SOP compliance, functioning as an active quality-improvement partner rather than a pass/fail auditor

●Flag any property falling below the minimum quality bar for corrective action or, where unresolved, review of the partnership QUALIFICATIONS

●Bachelor's degree in Business, Management, or Hospitality

●5–7 years of experience in Business Development / Sales; hospitality or operations-adjacent experience preferred but not required

●Established local network of brokers, architects, and property owners in Alwar and NCR

●Fluent in English

●Willingness to be evaluated on portfolio quality outcomes, not solely on the number of properties signed COMPENSATION STRUCTURE Fixed Component ☆Base Salary: ₹30,000/month (includes quality-audit mandate) ☆Field Costs: Travel and stay reimbursed as incurred; staff quarters provided at location when necessary Variable Component — ₹10,000 per Property Acquired ●Tranche 1 (Signed onboarding agreement): 20–25% of incentive

●Tranche 2 (Live and SOP-compliant launch): 25–30% of incentive

●Tranche 3 (90-day performance holdback, subject to guest rating/audit score thresholds and no major complaints): 45–50% of incentive
