About the Role

DMR LANDZ is looking for an experienced and result-oriented Purchase Manager – Real Estate to identify, evaluate, negotiate, and acquire suitable lands and properties for real estate development and investment.

The ideal candidate should have strong knowledge of land purchase, property documentation, market analysis, negotiation, landowner relationships, and due diligence.

Key Responsibilities

- Identify and source potential land and property acquisition opportunities.
- Develop and maintain strong relationships with landowners, brokers, agents, developers, and property consultants.
- Conduct preliminary verification of land ownership, location, accessibility, development potential, and market value.
- Coordinate with the Legal, Survey, Approval, and Management teams for property due diligence.
- Collect and verify essential property documents, including:
- Parent Documents
- Sale Deeds
- Patta
- Chitta / Adangal
- EC – Encumbrance Certificate
- FMB / Survey Records
- Tax Receipts
- Layout / Approval Documents
- Other relevant revenue and registration records
- Negotiate land price, payment terms, advance, agreement conditions, and purchase timelines.
- Prepare property comparison reports and purchase proposals for management approval.
- Analyze the market value, development potential, access roads, surrounding infrastructure, and future appreciation of properties.




- Coordinate site visits and property inspections.
- Maintain a database of available lands and acquisition leads.
- Follow up with landowners and brokers until successful closure.
- Coordinate with advocates, surveyors, document writers, registration offices, and other professionals during the purchase process.
- Ensure that property acquisitions comply with company policies and applicable legal requirements.
- Maintain accurate records of all purchase negotiations, documents, quotations, and transactions.
- Achieve monthly and annual land acquisition targets.

Required Skills & Qualifications

- Bachelor's degree in Business Administration, Real Estate, Commerce, Civil Engineering, or a related field.
- Minimum 2–5 years of experience in real estate purchase, land acquisition, property sourcing, or a related field.
- Strong knowledge of the Chennai real estate and land market is preferred.
- Good understanding of property documents and land-related procedures.
- Excellent negotiation and communication skills.
- Ability to identify good investment opportunities and assess property potential.
- Strong networking and relationship-building skills.




- Ability to conduct site visits and travel to different locations.
- Good knowledge of MS Office / Excel and property-related documentation.
- Target-oriented and capable of working independently.
