Job Summary
The Civil Engineer will be responsible for the planning, execution, monitoring, and maintenance of all civil engineering activities across the World Trade Center Mumbai complex. The incumbent will ensure the structural integrity, safety, functionality, and aesthetics of the property through effective maintenance planning, project execution, vendor management, statutory compliance, and cost optimization. The role requires close coordination with internal departments, tenants, consultants, contractors, and statutory authorities to ensure uninterrupted building operations and adherence to the highest standards of engineering excellence.
Key Responsibilities
1. Civil Maintenance & Asset Management
- Plan and supervise preventive, predictive, and corrective maintenance of all civil assets within the WTC complex.
- Conduct regular inspections of the building structure, podiums, parking areas, terraces, basements, external paving, compound walls, drainage systems, and common areas.
- Identify and rectify structural defects, seepage, leakages, cracks, settlement issues, and deterioration of civil assets.
- Develop long-term maintenance strategies to maximize the lifecycle of building infrastructure.
2. Project Planning & Execution
- Execute renovation, refurbishment, alteration, repair, and fit-out projects.
- Prepare technical specifications, BOQs, cost estimates, tender documents, and comparative statements.
- Review architectural and structural drawings and coordinate execution with consultants and contractors.
- Monitor project schedules, quality standards, budgets, and timelines.
- Ensure minimal disruption to tenant operations during project execution.

Structural Integrity & Building Safety
- Coordinate structural audits and implement recommendations.
- Monitor waterproofing systems, expansion joints, faade maintenance, roofing systems, and external building elements.
- Ensure timely implementation of repair methodologies recommended by structural consultants.
- Maintain records of structural health inspections.
4. Contractor & Vendor Management
- Identify, evaluate, and manage civil contractors, consultants, and vendors.
- Supervise execution of works to ensure compliance with approved specifications and quality standards.
- Verify contractor measurements, RA Bills, final bills, and completion certificates.
- Evaluate vendor performance against Service Level Agreements (SLAs).
5. Budgeting & Cost Control
- Prepare annual civil maintenance and CAPEX budgets.
- Monitor expenditure against approved budgets.
- Recommend value engineering and cost optimization initiatives.
- Ensure effective utilization of maintenance resources and materials.
6. Statutory Compliance
- Ensure compliance with:
- National Building Code (NBC)
- Maharashtra Fire Prevention & Life Safety norms
- BMC regulations
- Environmental and safety regulations
- Applicable IS Codes
- Coordinate inspections with statutory authorities.
- Maintain statutory documentation and compliance records.
7. Documentation & MIS
Maintain accurate documentation related to:
- Preventive Maintenance Schedules
- Breakdown Maintenance Records
- Project Progress Reports
- Structural Audit Reports
- Waterproofing Records
- Contractor Performance Evaluation
- Work Orders
- BOQs and Estimates
- Completion Reports
- Material Consumption Records
Prepare monthly engineering MIS and management reports.
8. Coordination & Stakeholder Management
- Coordinate with tenants regarding civil maintenance requirements.
- Liaise with architects, structural consultants, MEP engineers, and government authorities.
- Support interdepartmental projects involving Engineering, Administration, Security, Procurement, and Finance.
- Ensure prompt resolution of tenant complaints related to civil works.
9. Safety & Quality
- Ensure all civil activities comply with applicable safety standards.
- Conduct quality inspections during project execution.
- Promote safe work practices among contractors and service providers.
- Ensure proper housekeeping at work sites.
Qualifications
- Bachelor's Degree in Civil Engineering (B.E./B.Tech.)
- Registration with the Council of Engineers or relevant qualified body will be an added advantage.
Experience
- 58 years of experience in civil maintenance and project execution.
- Experience in commercial high-rise buildings, business parks, hotels, hospitals, IT parks, or premium mixed-use developments.
- Experience in facility management of large commercial properties will be preferred.
