We are looking for a dynamic and well-connected Business Development Manager – Land Acquisition to drive strategic land sourcing initiatives for premium residential developments. The role involves identifying high-potential land parcels, building strong relationships with landowners and intermediaries, and executing acquisition deals aligned with the company’s growth strategy.
Key Responsibilities:
Land Identification & Sourcing
Identify and evaluate land parcels suitable for luxury / premium residential developments
Track market opportunities through brokers, landowners, and local networks
Conduct site visits and preliminary feasibility assessments
Deal Origination & Negotiation
Structure and negotiate land acquisition deals (outright purchase / joint development / JV)
Engage with landowners, aggregators, and channel partners
Drive commercial discussions and closure of transactions
Due Diligence & Coordination
Coordinate with legal, finance, and design teams for land due diligence
Ensure clear title verification, zoning compliance, and regulatory approvals
Work closely with internal stakeholders to assess project viability
Relationship Management
Build and maintain strong networks with:
Landowners
Brokers and intermediaries
Local authorities and consultants
Develop long-term partnerships to ensure a steady pipeline of opportunities
Market Intelligence
Track land pricing trends, competitor activity, and emerging micro-markets
Provide strategic insights to leadership for expansion planning
Key Requirements:
8–15 years of experience in land acquisition / real estate BD
Strong network in Chennai real estate market (critical requirement)
Proven track record of closing land deals (JD / outright)
Deep understanding of:
Land laws and approval processes
Joint development structures
Title due diligence
Skills & Competencies:
Robust negotiation and deal-making skills
