Job Summary

We are looking for a highly skilled CAD Designers with 4-8 years of proven experience in preparing and processing layout and building plan approvals. The ideal candidate should have deep expertise in navigating both CMDA (for Chennai Metropolitan Area) and DTCP (for areas outside CMDA) regulations. You will be responsible for creating DCR-compliant drawings and managing the end-to-end approval process via the TNOBPAS portal.

Key Responsibilities

- Approval Drawing Preparation: Create precise 2D/3D building plans, site layouts, elevations, and sections in AutoCAD according to TNCDBR 2019.
- Regulatory Compliance: Ensure all designs strictly adhere to FSI (Floor Space Index) limits, setbacks, OSR (Open Space Reservation) norms, and zoning regulations.
- Document Integration: Combine FMB (Field Measurement Book) sketches, Patta,



and survey map data into accurate combined survey sketches for submission.
- Online Portal Management: Lead the submission and tracking of applications through the Tamil Nadu Online Building Permission Application System (TNOBPAS).
- Liaison & Coordination: Coordinate with architects, structural engineers, and government officials to resolve technical queries and address site inspection reports.
- Advanced Space Planning: Optimize land usage and infrastructure layouts, including road access and drainage systems, to maximize project value.

Required Skills & Qualifications

- Technical Proficiency: Mastery of AutoCAD is mandatory. Experience with PreDCR is a significant advantage.
- Regulatory Knowledge: Thorough understanding of the difference between CMDA and DTCP jurisdictions and their respective approval timelines.
- Survey Skills: Experience in reading and interpreting FMB sketches and land title documents.
- Soft Skills: Strong attention to detail, problem-solving abilities to fix design clashes, and qualified communication for client/authority interaction.

Education: Diploma or Bachelors degree in Civil Engineering or Architecture
