Mirchandani Group (Palms Sky Housing / Jade Constructions) is a third-generation real estate developer with an active portfolio across Mumbai, Bhopal and Indore. Our projects span premium residential redevelopment, mixed-use and commercial development, ranging from 100,000 to 450,000 sqft. We build with a solid emphasis on design quality, construction systems and long-term asset value.

WHY THIS ROLE EXISTS

As our project portfolio grows in scale and complexity, we are bringing in a senior delivery leader to govern project execution across the organization. This person will own planning governance, contract oversight, quality systems and Lean Construction implementation. The role is not about managing individual projects — it is about building the delivery standards and systems that every project runs on.

KEY RESPONSIBILITIES

Chair monthly Project Health Reviews across all active projects — schedule, cost, quality, risk

Own schedule governance — no project slips beyond 15% without a formal recovery plan reviewed and actioned

Review all subcontracts and major WOs before execution — risk identification, scope gaps, DLP and retention terms

Lead Lean Construction implementation — Last Planner System, 6-week lookahead, daily huddles, constraint removal

Own the BIQ (Built-in Quality) system — inspection checklists, pre-work sign-off, contractor instruction standards

Govern the design-to-construction handover process — GFC drawing clearance before any trade commences

Oversee the PMO function — planning, cost control and reporting standards across all projects

Conduct structured site visits — minimum once per project per week, formal quality audit monthly

Build and manage vendor and subcontractor performance ratings

–

Identify and develop high-potential PMs and engineers on a structured development track

–

Provide pre-construction input on new projects — constructability, phasing and procurement strategy
