Role Overview

Sr. Manager / AGM Legal will be responsible for managing the legal aspects of commercial real estate transactions, with a primary focus on drafting, vetting, negotiation and execution of lease and commercial agreements for shopping malls and other commercial properties.

The ideal candidate should have robust experience with a real estate developer and preferably have handled legal documentation and lease agreements for malls, retail spaces, shopping centres or other commercial real estate assets.

Key Responsibilities

1. Lease & Commercial Agreements
- Drafting, vetting, negotiating, and finalizing lease agreements, leave and license agreements, lease deeds,



LOIs, MOUs, term sheets, and other commercial agreements.
- Handling agreements related to retail stores, F&B; outlets, anchor tenants, multiplexes, entertainment zones, and other mall commercial spaces.
- Reviewing and negotiating commercial terms, including lock-in period, escalation, security deposit, CAM, fit-out period, revenue share, termination, renewal, and other legal provisions.
- Ensuring timely execution, registration, renewal, and amendment of lease and other commercial agreements.

2. Real Estate Legal Advisory
- Providing legal advice on commercial real estate transactions, leasing, development, property-related matters, and business operations.
- Reviewing title documents, property documents, and conducting legal due diligence in coordination with internal and external legal teams.
- Advising business teams on legal risks and ensuring commercially practical solutions.
