Statutory Approvals & Legal Compliance :
- Pre-Construction Clearances: Verify Master Plan compliance, Zoning/Land-use approvals, and Setting Ministry (MoEFCC) clearances.
- Construction Permissions: Validate the validity of the Commencement Certificate (CC), structural stability certificates, and height NOCs (Aviation/Fire).
- Operational Sanctions: Inspect the finalized Occupancy Certificate (OC), active Fire NOCs, Lift Licenses, and Pollution Control Board (SPCB) consents and all other relevant approvals.
- Local Bylaw Alignment: Cross-verify planned built-up area against local Development Control Regulations (DCR) and National Building Code (NBC) mandates.
- RERA Verification: Review RERA filings to ensure that data submitted matches with details filed with RERA.

Cost Assessment:
- Budget & BOQ Audits: Review the developers Bill of Quantities (BOQ) and item-rate benchmarks to identify under-budgeting.
- Cost-to-Complete Mapping: Calculate exact financial runway needed to finish under-construction projects.
- Vendor Contract Review:



Analyze existing construction contracts, service-level agreements, and material procurement supply lines.
- Valuation: Provide valuations basis the market acceptable/appropriate methodology for underlying secured asset.
- Escalation Tracking: Flag financial risks related to raw material inflation (steel, cement) and labour cost spikes.

Others:
- Title Support Coordination: Work with legal teams to match technical site boundaries with physical land deeds (e.g., 7/12 extracts, Khata).
- Mortgage Annexure: Validate the sold/unsold data for capturing in the mortgage annexures
- Micro market Mapping: Validate sales and cost assumptions with the micro market data and help the business/credit team with analysing the micro market.
- Co-ordinating with external agencies: To co-ordinate with external agencies for getting two independent valuations done.
