Head of Real Estate (Property Scouting & Acquisition) Pan India leads the national strategy for identifying, evaluating, and securing commercial properties to drive business growth.
Job Overview
- Role: Head of Real Estate (Scouting & Acquisition)
- Location: Pan India (Corporate HQ + Extensive Travel)
- Experience: 10–15+ years in real estate acquisition
- Reports To: Director
Core Responsibilities
Strategic Planning
- Formulate Expansion Strategy: Align national property scouting with company business goals.
- Map Target Markets: Identify high-potential zones across Tier-1, Tier-2, and Tier-3 cities.
- Manage Budgets: Allocate capital expenditure for national site acquisitions and leasing.
Property Scouting & Pipeline Management
- Lead Site Identification: Oversee the scouting of prime commercial, retail, or land parcels.
- Build Developer Networks: Maintain deep relationships with top developers, landlords, and brokers.
- Conduct Feasibility Studies: Evaluate catchment areas,
footfalls, demographics, and competitor presence.
Commercial Negotiation & Legal Compliance
- Close Deal Terms: Finalize commercial terms, lease rentals, and security deposits.
- Oversee Due Diligence: Partner with legal teams to ensure explicit titles and approvals.
- Mitigate Risk: Review lease agreements to protect the company from unfavourable clauses.
Team Leadership & Stakeholder Management
- Manage Regional Teams: Lead and mentor a team of regional sourcing managers.
- Collaborate Internally: Work with Projects, Design, and Finance teams for seamless handovers.
- Report to Executive Board: Present site metrics, ROI forecasts, and expansion timelines.
Required Skills & Qualifications
Education & Experience
- Degree: MBA in Real Estate, Finance, or Business Administration.
- Track Record: Proven success scaling retail chains, warehousing, or co-working spaces nationally.
