- Milestone Adherence: Drive end-to-end project execution to ensure zero delay in store launch dates. Deliver all projects strictly on time.
- Contractor Command: Direct, manage, and push contractors and vendors at various execution stages. Get work delivered under timelines.
- Drawing Enforcement: Read and interpret complex architectural, civil, structural, and MEP drawings. Explain them clearly to site contractors and ensure execution matches approved plans with 100% accuracy.
- Operational Flexibility: Manage night-shift operations inside malls and high streets as dictated by fit-out guidelines and project timelines.
2. Timeline Planning & Cross-Functional Follow-Ups
- PERT Chart Management: Create, update, and rigorously review PERT (Program Evaluation and Review Technique) charts for all ongoing projects. Monitor the critical path daily to anticipate dependencies and achieve tight deadlines.
- Cross-Functional Synergy:
Proactively follow up with cross-functional teamsincluding Design, Procurement, Retail Operations, Legal, and Financeto eliminate internal bottlenecks and keep projects moving.
3. Procurement & Commercial Governance
- Purchase Order (PO) Creation: Initiate and raise accurate Purchase Orders (POs) for contractors, materials, and vendors within the internal ERP/system.
- CAPEX & OPEX Management: Maintain strict consciousness of capital expenditure (CAPEX) for new builds and operational expenditure (OPEX) for store maintenance.
- BOQ Verification: Thoroughly check, verify, and comment on all Bill of Quantities (BOQs) for new builds, as well as quote estimates for R&M; works.
- Bill Settlement: Validate on-site material consumption and progress milestones to provide accurate inputs for final bill settlements with design-build/non-build partners and maintenance vendors.
