Purpose/Objective

The SBU Head – Facilities Management (FM) / O&M; Readiness will be responsible for establishing and leading the Facilities Management and operational readiness function across residential, commercial, mixed-use, retail, hospitality, and integrated township developments.
The role will ensure a seamless transition from project completion to operations by driving O&M; planning, commissioning readiness, asset lifecycle management, customer handover excellence, sustainability initiatives, vendor governance, and long-term asset performance.
The incumbent will play a critical role in enhancing customer experience, optimizing operating costs, and preserving asset value across the portfolio.

Key Responsibilities of Role

FM & O&M; Strategy - Develop and implement the Facilities Management strategy for the SBU's operational assets.
- Establish O&M; readiness frameworks for all upcoming project handovers.
- Drive standardization of FM practices, SOPs, service levels, and governance mechanisms.
- Ensure alignment of FM strategy with business objectives, customer expectations,



and asset lifecycle requirements.
- Benchmark operational practices against industry-leading FM standards.
O&M; Readiness & Project Transition - Lead operational readiness planning from project construction through handover.
- Collaborate with Design, Engineering, Projects, MEP, and Procurement teams during development stages.
- Ensure maintainability, operability, and lifecycle considerations are incorporated into project designs.
- Drive commissioning, testing, snag closure, and asset handover processes.
- Establish asset registers, maintenance schedules, warranties, and lifecycle management plans.
- Ensure smooth transition from project delivery teams to facility operations teams.
Facilities Operations Management - Oversee end-to-end facilities management operations across the SBU portfolio.
- Manage hard services, including: - Electrical Systems - HVAC Systems - Fire & Life Safety System
