Job Summary

The Senior Manager Contracts is responsible for managing the complete contract & cost lifecycle for real estate development projects, including budget preparations, tendering, contract administration, commercial negotiations, claims management, billing works and vendor performance. The role ensures that all contractual obligations are fulfilled while minimizing commercial and legal risks, supporting timely project delivery, and optimizing project costs.

Key Responsibilities
- Preparation of budget along with cashflow at the different stages of projects.
- Lead the end-to-end contract management process for residential, commercial, mixed-use, and township projects.
- Prepare and review tender documents, Requests for Proposal (RFPs), Bills of Quantities (BOQs), and contract packages.
- Manage contractor prequalification, bid evaluation, commercial analysis, and recommendation.
- Finalize contracts with consultants, suppliers, and service providers and the part of variation works.
- Administrate construction contracts throughout the project lifecycle.




- Monitor contractor performance, compliance, milestones, and deliverables.
- Evaluate and process variations, change orders, escalation claims, and extension of time requests.
- Handle contractual disputes, claims, and arbitration support in coordination with legal teams.
- Ensure adherence to project budgets and commercial objectives.
- Coordinate with Project Management, Procurement, Finance, Legal, Design, and Site teams.
- Track contract deliverables, payment milestones, retention amounts, bank guarantees, and insurance requirements.
- Develop standard contract templates, commercial procedures, and governance frameworks.
- Identify contractual risks and implement mitigation strategies.
- Maintain comprehensive documentation and ensure audit readiness.
- Prepare commercial reports and dashboards for senior leadership.
- Mentor and guide contract engineers and billing managers.
