Role Overview

This role involves driving complete buy-side mandates across corporate and real estate investments, covering the full lifecycle from deal origination to execution and portfolio monitoring. You will work closely with senior leadership and gain hands on exposure to high-impact transactions including platform deals, structured investments, and real estate asset level investments.

Key Responsibilities

Deal Origination & Evaluation

- Identify and evaluate high-growth opportunities across corporates, real estate assets (residential, commercial, warehousing/logistics), and platforms
- Build strong sourcing networks with developers, brokers, PE funds, NBFCs, advisors, and promoters
- Evaluate land parcels, development projects, and income-generating assets

Financial Analysis & Valuation

- Build detailed financial models including:
- Corporate valuation models (DCF, comps)
- Real estate underwriting models (IRR, NPV, cash flow waterfalls, yield, cap rate analysis)

- Assess project feasibility including sales velocity, leasing assumptions, cost structures, and sensitivity scenarios
- Prepare Investment Committee (IC) memos and investment notes

Due Diligence & Deal Execution

- Lead end to end due diligence including:
- Financial, commercial, and operational diligence
- Real estate-specific diligence: title verification,



land ownership checks, regulatory approvals (RERA, zoning, environmental)

- Structure transactions including equity, structured debt, mezzanine, and SPV/JV structures
- Lead negotiations, term sheets, and transaction documentation
- Coordinate with legal, tax, technical, and compliance stakeholders

Portfolio Monitoring & Value Creation

- Track portfolio performance across:
- Corporate KPIs and financial metrics
- Real estate metrics: project execution, sales/leasing performance, cash flow realization

- Support board governance, investor reporting, and exit strategies (sale, refinancing, REIT type structures)
- Drive value creation initiatives across portfolio companies and assets

Candidate Profile

- 4 to 8 years of experience in Investment Banking, Private Equity, Big 4 TAS, Corporate Finance, or Real Estate Investments / Developer Financing
- Strong experience in financial modeling, valuation, and deal execution
- Exposure to buy-side transactions and investment lifecycle preferred

Qualifications

CA / CFA / MBA (Finance) from a reputed institute

Skills & Competencies

- Strong understanding of corporate finance and real estate finance
- Expertise in financial modeling, valuation, and deal structuring
- Knowledge of real estate metrics (IRR, cap rates, yield) and basic regulatory frameworks (RERA, land laws)
- Strong analytical, negotiation, and stakeholder management skills
- Ability to work in a fast-paced, deal-driven environment
