We are looking for an experienced Advocate / Legal Manager Real Estate with a minimum of 3-5 years of hands-on experience specifically in real estate and property law.

The candidate should be capable of independently handling property title verification, legal due diligence, drafting and vetting of real-estate documents, registrations, revenue records and other land-related legal matters.

Key Responsibilities

- Independently conduct title verification and legal due diligence of land and properties.
- Examine and verify title flow, ownership, encumbrances and supporting property documents.
- Prepare title opinions, legal due-diligence reports and document checklists.
- Review RTC/Pahani, Mutation Records, ECs, Khata documents, conversion orders, survey records and other Karnataka land/revenue records.
- Draft and review:
- Joint Development Agreements (JDA)
- General Power of Attorney (GPA)
- Agreements of Sale
- Sale Deeds
- MOUs
- Development / Sharing Agreements
- Lease Deeds
- Gift, Release and Partition Deeds
- Affidavits, declarations, notices and other property-related documents

- Identify defects or risks relating to title, encumbrances, family claims, litigation, acquisition, conversion and documentation.
- Handle and coordinate property registrations before Sub-Registrar Offices.
- Coordinate with Revenue Authorities,



BBMP/BDA and other government departments as required.
- Coordinate with external advocates and senior counsel in relation to litigation and property matters.
- Maintain and monitor legal documentation, pending matters and statutory follow-ups.
- Provide legal advice and support to management on land acquisition, development and real-estate transactions.

Candidate Requirements

- LL.B. from a recognised university.
- Enrolled with a State Bar Council.
- Minimum 35 years of experience predominantly or exclusively in real estate/property law.
- Solid practical experience in Karnataka land and property documentation.
- Must have independently handled title verification and property due diligence.
- Strong drafting and document-vetting skills.
- Good understanding of property registration and revenue procedures.
- Ability to read and understand Kannada property and revenue documents.
- Good written and spoken English.
- Prior experience with a real-estate developer, property-focused law firm or advocate specialising in property law will be strongly preferred.
- Should be willing to visit Sub-Registrar Offices, government departments, courts and property locations whenever required.
- Candidate should be organised, responsible and capable of independently handling assigned legal matters.
