Job Description – Construction Quality Expert Real Estate / Construction Quality Assessment

We're looking for a Construction Quality Expert with strong hands-on experience in real estate quality inspection, QA/QC, snagging, property inspection, and construction defect assessment — someone who has grown through site roles into a QA/QC engineer or manager position and knows how to walk a site and call out exactly what's wrong.

This is a hands-on, individual-contributor role — not a team-management position. You'll work closely with Bandhoo's product and engineering teams to bring your construction-quality expertise into CONSTRA, our AI-powered quality management platform. No prior tech or AI experience is required — only domain expertise in construction is required.

Key Responsibilities 1. AI-Enabled Quality Assessment – CONSTRA

- Share your on-ground inspection judgment to help train and refine CONSTRA's AI-powered snag/defect detection using real site photos and videos.
- Review AI-flagged defects and validate against your own inspection experience.
- Help build standardized defect taxonomies, checklists, and quality benchmarks used to train the AI.
- Participate in testing new digital inspection features before client rollout.

2. Construction Quality Inspection & Site Assessment

- Conduct quality inspections, property inspections, snagging audits, and pre-handover inspections across assigned construction projects.
- Perform inspections at every stage of construction, including: RCC/Structural Works, Masonry/Blockwork, Plastering, Waterproofing, Flooring & Tiling, Painting & Finishing, Doors & Windows, False Ceiling, Plumbing,



Electrical, and other MEP/finishing works.
- Identify construction defects, snags, workmanship issues, deviations, incomplete works, and quality deficiencies.
- Assess work against approved drawings, specifications, BOQ, ITPs, method statements, and quality standards.
- Classify defects as critical, major, or minor based on impact on quality, functionality, safety, and handover readiness.

3. Snagging, Desnagging & Defect Management

- Prepare detailed snag lists/punch lists with descriptions, photographs, locations, severity, and recommended corrective actions.
- Train client users on how to use CONTRA for tracking defects from identification → assignment → rectification → re-inspection → closure.

4. Client & Project Coordination

- Conduct quality assessments during POCs, pilot projects, and client assignments.
- Interact with developers, contractors, site teams, and client representatives; explain findings clearly.
- Travel to project sites across Bangalore and other locations as required.

Required Experience & Skills

- 5–8 years of experience in construction quality, QA/QC, real estate inspection, snagging, or finishing QA — progressing through roles such as Site Engineer, QC Engineer, or QA/QC Manager.
- Practical experience with ITPs, method statements, NCRs, IRs (inspection requests), and material testing.
- Solid understanding of IS codes, construction stages, structural/finishing snags, and civil/MEP quality checks.
- Experience with pre-handover, handover, snagging,



and multi-stage inspections.
- Ability to identify and classify defects by severity and impact.
- Strong documentation and report-writing skills.
- Comfortable using mobile inspection apps, digital checklists, Excel, or similar tools.
- Diploma/B.E. in Civil Engineering or equivalent.
- Willingness to travel to multiple project sites.

Preferred Qualifications

- Experience with real estate developers, construction companies, property inspection firms, QA/QC consultancies, snagging companies, or PMC organizations.
- Experience in third-party property inspection or independent quality audits.
- Knowledge of NCR, CAPA, root-cause analysis, quality scorecards, or inspection KPIs.
- Interest in AI, construction technology, and digital quality management — no prior exposure needed.

Pay: ₹800,000.00 - ₹1,200,000.00 per year
