Job Overview:

The Residential Buildings Maintenance manager will head and be responsible for overseeing the interior construction, maintenance, handover processes, and subsequent facility management services of residential properties developed by the company in prime central Bengaluru. The role demands comprehensive experience in construction, maintenance, and facility management, ideally from an engineering background with leadership experience, and preferably a retired officer from the Army or Navy. The individual will lead the maintenance team, manage budgets, ensure quality standards, and oversee the seamless handover and continued facility management of properties.

KEY RESPONSIBILITIES:

Overseeing Construction and Interiors:

- Ensure timely completion of construction phases and that all interior works (e.g., finishes, fittings, plumbing, electrical, HVAC installations) meet the company’s quality standards.
- Collaborate with the construction team to troubleshoot and resolve issues during the construction and interior installation phases.




- Perform regular site inspections during construction to ensure adherence to safety, architectural, and design specifications.
- Ensure quality control during interior fit-outs, ensuring that all units are prepared for handover in optimal condition.

Handover Process:

- Oversee the inspection, quality check, and preparation of residential units and common areas for handover to owners or tenants.
- Ensure all documentation related to the handover process, including maintenance manuals, warranties, and operational instructions, is complete and accurate.
- Work closely with the sales and customer service teams to coordinate handover dates, procedures, and resident welcome packs.
- Handle any post-handover maintenance requests, ensuring any issues are addressed promptly and efficiently.
