Job Description:
Role Purpose

The Facility Manager oversees all maintenance, operations, safety, and vendor coordination for a residential property, including apartments, gated communities, or housing complexes. The role ensures that the property is properly maintained, compliant with safety requirements, and running efficiently for residents.

Key Responsibilities

1. Operational Management
- Oversee daily operations of the residential property, including common areas, utilities, and building services.
- Arrange and supervise preventive and corrective maintenance for lifts, electrical systems, plumbing, HVAC, pumps, generators, fire systems, and other building equipment.
- Coordinate with contractors, vendors, security teams, housekeeping staff, gardeners, and technical service providers.




- Conduct regular inspections to identify repair needs, safety risks, cleanliness issues, and service gaps.
- Ensure compliance with health, safety, fire, and local statutory requirements.
- Manage budgets, track expenses, review utility usage, and control maintenance costs.
- Respond to emergencies such as power failures, water leaks, equipment breakdowns, and safety incidents.
- Maintain records of inspections, repairs, service contracts, complaints, and maintenance schedules.
- Monitor cleanliness, security, access control, waste disposal, parking, and resident support services.
- Communicate with residents or the property management committee regarding issues, timelines, approvals, and service updates.
