About the Job

We are looking for an experienced Legal Executive – Land Acquisition & Real Estate to support the company’s growing focus on land acquisition, real estate investments and strategic property transactions.

The ideal candidate should have solid practical experience in land acquisition, title due diligence, property documentation, registration procedures and land-related legal matters in West Bengal. The role requires hands-on coordination with landowners, brokers, advocates, surveyors, registration offices and government authorities.

Key Responsibilities
- Conduct preliminary and detailed legal and title due diligence for proposed land and property acquisitions.
- Examine title deeds, ownership history and chain of title.
- Identify title defects, encumbrances, disputes, mortgages, claims and other potential legal risks.
- Verify land records including Mouza, JL No., Dag/Plot No., Khatian, mutation, conversion and land classification records.
- Conduct and coordinate searches of relevant land and registration records.




- Prepare Title Due Diligence / Land Due Diligence Reports for management.
- Maintain property-wise legal documentation and a Land Acquisition Legal Tracker/MIS.
- Draft and review Agreements for Sale, Sale/Conveyance Deeds, Development Agreements, Joint Development/Joint Venture Agreements, MOUs, Powers of Attorney, Lease Agreements, Indemnities, Affidavits and other property-related documents.
- Coordinate stamping, registration, execution and completion of property transactions.
- Liaise with BL&LRO; offices, Registration Offices, Municipal Authorities, advocates, surveyors, brokers, landowners and other relevant stakeholders.
- Support property-related legal matters concerning the company’s existing residential real estate portfolio.
- Coordinate with external advocates and monitor property-related litigation, disputes and other legal proceedings.
- Handle the legal process relating to land acquisition from initial property evaluation
