Role & responsibilities

1. Transition Planning & Management

• Develop and implement comprehensive project transition and handover plans.

• Define transition milestones, timelines, responsibilities, and deliverables.

• Coordinate all handover activities between Project, Engineering, Quality, Contractors,

Consultants, and FM teams.

• Monitor project readiness and ensure smooth operational takeover.

• Identify transition risks and implement mitigation strategies.

2. Technical Handover

• Conduct joint inspections of all building systems before handover.

• Verify commissioning and performance of:
- HVAC Systems
- Electrical Systems
- Plumbing & Drainage
- Fire Detection & Fire Fighting Systems
- Building Management System (BMS)
- Elevators & Escalators
- DG Sets
- STP/WTP
- Security & CCTV Systems
- Access Control Systems
- Solar Power Systems (where applicable)

• Ensure all testing and commissioning reports are complete.

3. Documentation Management

Ensure complete handover of:

• As-Built Drawings

• Operation & Maintenance Manuals

• Equipment Data Sheets

• Asset Register





• Warranty Certificates

• Vendor Contact Details

• Annual Maintenance Contract (AMC) Information

• Preventive Maintenance Schedules

• Testing & Commissioning Reports

• Statutory Approvals

• Occupancy Certificates

• Fire NOC and other regulatory approvals

Ensure all documentation is uploaded into the CAFM/CMMS platform.

4. Snagging & Defect Management

• Lead joint snagging inspections.

• Prepare and maintain snag lists.

• Coordinate with contractors for timely closure.

• Track Defects Liability Period (DLP) items.

• Obtain closure certificates before final acceptance.

5. Operational Readiness

Coordinate operational readiness including:

• FM Team Mobilization

• SOP Development

• Emergency Response Procedures

• Preventive Maintenance Planning

• Asset Tagging & Coding

• Spare Parts Inventory

• Consumable Planning

• Vendor Mobilization

• Housekeeping Readiness

• Sec
