Job Description- About the Role Homes 121 AOA is looking for an experienced, dynamic, and result-oriented Facility Manager to oversee the complete operations, maintenance, and administration of our premium residential community. The ideal candidate should have strong leadership skills, experience in residential township or facility management, and the ability to coordinate with residents, vendors, and the Managing Committee.

Key Responsibilities

- Manage day-to-day operations of the residential society.
- Supervise housekeeping, security, horticulture, pest control, MEP, DG, STP, WTP, lifts, fire safety, and all maintenance activities.
- Ensure preventive and breakdown maintenance is carried out as per schedule.
- Coordinate with contractors, vendors, and service providers.
- Monitor AMC contracts and ensure service quality.
- Handle resident complaints and ensure timely resolution through the helpdesk system.
- Ensure compliance with statutory regulations and safety norms.
- Prepare monthly MIS reports, maintenance reports, and operational dashboards.
- Manage budgets, invoices, vendor bills, and cost optimization initiatives.
- Conduct regular inspections of common areas and infrastructure.
- Support AOA Board meetings by preparing reports and updates.
- Ensure smooth functioning during emergencies and crisis situations.
- Lead and motivate the facility team to maintain high service standards.
- Candidate Requirements Graduate (MBA/Facility Management qualification preferred).
- 5–10 years of experience in Residential Society/Commercial Facility Management.
- Experience in managing large residential townships will be preferred.
- Good knowledge of electrical systems, HVAC, plumbing, STP, WTP, fire safety, DG operations, lifts, and statutory compliances.
- Strong communication and resident-handling skills.
- Good command of MS Excel, Word, PowerPoint, and facility management software.
- Excellent leadership, vendor management, and problem-solving skills.

Salary CTC: ₹6.5 Lakhs – ₹9.60 Lakhs per annum (Including all components), depending on experience and capability.

पद का उद्देश्य- होम्स 121 AOA अपनी आवासीय सोसाइटी के संचालन, रखरखाव एवं प्रशासन के लिए एक अनुभवी, ऊर्जावान एवं जिम्मेदार फैसिलिटी मैनेजर की नियुक्ति करना चाहता है। चयनित उम्मीदवार सोसाइटी के सभी दैनिक संचालन, रखरखाव, टीम प्रबंधन, विक्रेता समन्वय एवं रेजिडेंट सेवाओं का नेतृत्व करेगा।

प्रमुख जिम्मेदारियाँ

- सोसाइटी के दैनिक संचालन एवं रखरखाव का संपूर्ण प्रबंधन।
- हाउसकीपिंग, सिक्योरिटी, हॉर्टिकल्चर, लिफ्ट, DG, STP, WTP, फायर सिस्टम एवं अन्य तकनीकी सेवाओं की निगरानी।




- सभी AMC एवं वेंडर कॉन्ट्रैक्ट का प्रभावी संचालन।
- रेजिडेंट शिकायतों का समयबद्ध एवं संतोषजनक समाधान सुनिश्चित करना।
- सभी सुरक्षा एवं वैधानिक मानकों का पालन सुनिश्चित करना।
- बजट, खर्च, वेंडर बिल एवं लागत नियंत्रण का प्रबंधन।
- AOA बोर्ड के साथ समन्वय कर आवश्यक रिपोर्ट एवं MIS प्रस्तुत करना।
- नियमित निरीक्षण कर सोसाइटी की गुणवत्ता एवं रखरखाव सुनिश्चित करना।
- आपातकालीन परिस्थितियों में प्रभावी नेतृत्व एवं निर्णय लेना।
- फैसिलिटी टीम का नेतृत्व, प्रशिक्षण एवं प्रदर्शन प्रबंधन।
- आवश्यक योग्यतास्नातक (MBA या Facility Management में योग्यता वांछनीय)।
- रेजिडेंशियल सोसाइटी या कमर्शियल फैसिलिटी मैनेजमेंट में 5–10 वर्ष का अनुभव।
- Electrical, Plumbing, Fire Safety, DG, STP, WTP, Lift एवं MEP सिस्टम की अच्छी जानकारी।
- उत्कृष्ट टीम लीडरशिप एवं वेंडर मैनेजमेंट कौशल।
- रेजिडेंट्स के साथ प्रभावी संवाद एवं समस्या समाधान की क्षमता।
- MS Office एवं Facility Management Software का अच्छा ज्ञान।

वेतन CTC: ₹6.5 लाख से ₹9.60 लाख प्रतिवर्ष (सभी लाभ सहित), अनुभव एवं योग्यता के अनुसार।
