· Regulatory

Compliance: Ensure all building plans adhere strictly to local zoning laws, FSI (Floor Space Index) limits, setbacks, and Open Space Reservation (OSR) norms.

· Portal

Submissions: Manage applications and track approvals online via the TNOBPAS (Tamil Nadu Online Building Permission Application System) or Pre-DCR/Single Window Portal.

· Drawing

Coordination: Review and verify architectural and structural drawings with engineers to prevent compliance rejections before formal submission.

· Liaison

& Follow-up: Consistently follow up with the Chennai Metropolitan Development Authority (CMDA), Directorate of Town and Country Planning (DTCP), and local municipal bodies to transparent objections and speed up processing.

· Documentation: Consolidate required land documents (FMB sketch, Patta, Encumbrance Certificates)



and secure NOCs from departments like Fire Services, Environment, and Highways.

· Tracker

& Updates: Maintain clear MIS databases and update project stakeholders on approval statuses and potential delays.

Ideal Candidate Profile

· Education: Diploma or Bachelor’s degree in Civil Engineering or Architecture.

· Experience: Typically 1 to 5 years in real estate documentation, liaison, or statutory approval processes.

· Technical

Skills: Proficiency in AutoCAD and knowledge of Tamil Nadu Combined Development and Building Rules.

· Language

Skills: Professional proficiency in English and mandatory fluency in Tamil for dealing with local government offices and landowners
