Job Description – Senior Cost / Commercial Manager

Key Responsibilities
- Develop and continuously update
project budgets
from concept/design stage through execution.
- Review architectural, structural and MEP drawings for
cost efficiency, design optimization and value engineering
opportunities.
- Analyse project scope, quantities and construction requirements.
- Prepare and manage
soft-cost budgets
, including consultants and professional fees.
- Prepare and monitor
project cash flows
and overall cost plans.
- Identify and mitigate
commercial and cost risks
.
- Review construction plans and validate
BOQ/quantity requirements
.
- Identify potential variations and implement
early cost mitigation measures
.
- Track design changes and prepare
quantity/cost amendments
.
- Maintain project
cost databases and benchmarks
.
- Monitor
Budget vs. Actuals
, conduct variance analysis and recommend corrective actions.
- Monitor
Annual Operating Plan (AOP)
achievement and project financial performance.





Must-Have Experience & Qualifications
- B.E./B.Tech in Civil Engineering
from a reputed institution.
- 20+ years of experience
in project cost management, budgeting, quantity surveying or commercial management.
- Mandatory experience in Real Estate / Property Development.
- Mandatory 5+ years of experience in Commercial Real Estate
, preferably
Mumbai/Mumbai Metropolitan Region
.
- Strong exposure to
retail, commercial, office, mixed-use or large-scale real estate projects
.
- Strong understanding of
cost planning, budgeting, BOQ, estimation, cash flow, variations and value engineering
.
- Good understanding of
procurement strategies and Mumbai real estate market rates
.
- Solid commercial acumen with excellent
stakeholder and consultant management skills
.
- Confident, presentable and capable of
leading and influencing cross-functional teams
.
- Strong interpersonal, negotiation and relationship-management skills.
