Job Title: Manager / Senior Manager – Fundraising

Key Responsibilities

- Manage the financial requirements of the residential real estate portfolio, including project-level financial planning and monitoring.
- Lead end-to-end fundraising activities, including coordination with valuers, legal counsel, lenders and other stakeholders.
- Prepare business plans, financial models, project feasibility studies, budgets and MIS reports.
- Develop financial models and conduct valuation and feasibility analysis for residential real estate projects.
- Liaise with banks, financial institutions, NBFCs and private equity firms for debt and structured funding requirements.
- Negotiate and evaluate term sheets, ensuring alignment with business and project requirements.
- Coordinate and close legal, financial and technical due diligence requirements for financing transactions.
- Ensure timely compliance with Conditions Precedent (CP) and Conditions Subsequent (CS) for loan disbursement and post-disbursement requirements.
- Manage existing debt, including loan statement reconciliation, debt servicing and lender-related documentation.
- Coordinate with legal teams and other stakeholders for mortgage deeds, security creation and financing documentation.
- Manage relationships with lenders for ongoing and day-to-day banking and working capital requirements.
- Coordinate with credit rating agencies for credit rating processes, presentations,



information requirements and key rating drivers.
- Prepare management presentations and financial information for lenders, investors and other stakeholders.
- Monitor project-level cash flows, funding requirements, debt obligations and financial covenants.
- Support senior management in evaluating funding strategies, project returns, capital structures and investment decisions.
- Ensure accurate and timely financial reporting, MIS and analysis for management decision-making.

Desired Candidate Profile

- MBA in Finance / equivalent qualification from a reputed institution.
- 6–10 years of relevant experience in Real Estate Finance, Corporate Finance, Project Finance, Treasury or Investment Banking.
- Strong experience in residential real estate finance and project funding.
- Proven exposure to fund raising and lender/investor management.
- Strong understanding of financial modelling, project feasibility, valuation and cash-flow analysis.
- Experience working with banks, NBFCs, financial institutions and private equity firms.
- Good understanding of loan documentation, mortgage/security creation, due diligence, CP/CS and post-disbursement compliance.
- Exposure to credit rating processes and interaction with rating agencies.
- Working knowledge of SAP, particularly for finance-related activities, along with strong Excel skills.
- Strong negotiation, stakeholder management and communication skills.
- Ability to independently manage multiple transactions and work effectively in a rapid-paced real estate environment.
