Job Summary

Kalagara, Inc. is seeking a Senior Associate for our Investments & Acquisitions function. This is a broad,

high-trust role that sits at the center of a multi-entity operating group spanning mortgage lending, real estate brokerage, construction, insurance, title, and real estate investment. You will underwrite deals,

build the financial models that decide whether we buy land or walk away, keep our licenses and regulatory filings current across a growing multi-state footprint, and own the books that everything else is measured against.

We are looking for someone who is equally comfortable in a cash flow model and in a statute. The work rewards precision, follow-through, and a habit of chasing a number or a rule until it is fully understood rather than assumed. You will work directly with the Principal and gain exposure to the full economics and regulatory architecture of a scaling U.S. financial services and real estate group.

Key Responsibilities

Property Underwriting & Financial Modeling:

Build and maintain property-level cash flow models for acquisitions, ground-up development, and refinances, including rent rolls, operating expense buildups, lease-up and absorption assumptions, debt schedules,



and interest carry during construction

Run valuation and return analysis using DCF, FCFF, FCFE, WACC, NPV, levered and unlevered IRR, equity multiple, cash-on-cash return, and exit value derived from cap rate and stabilized NOI

Size debt and test capital structure using DSCR, debt yield, LTV, LTC, and yield-on-cost versus market cap rate spread

Build scenario and sensitivity tables covering exit cap movement, construction cost overruns, rent growth, absorption timing, and interest rate and carry duration

Prepare investment OMs with a clear recommendation, key assumptions, and downside case

Land Acquisition & Built-to-Sell Analysis:

Evaluate land parcels using built-to-sell analysis: residual land value, hard and soft cost buildups, contingency, developer profit margin, sales absorption schedules, and stabilized value at exit

Compare competing land opportunities on a consistent basis and maintain a pipeline tracker of parcels under review, under contract, and passed on, with the reason recorded

Support zoning and entitlement due diligence, including permitted use analysis, density and setback constraints, utility and access confirmation, and obtaining written zoning verification from the jurisdiction rather than inferring intent from code text

Mortgage & Brokerage Regulatory Compliance:

Prepare and file quarterly NMLS Mortgage Call Reports (MCR), reconciling loan-level production data across both broker and non-delegated correspondent channels

Manage NCCOB filings, examination and information requests, and responses to findings, working alongside the equivalent regulators in other licensed states

Own the compliance calendar: state license renewals, surety bond schedules, continuing education tracking and annual BSA/AML program training cycles

Maintain real estate brokerage compliance across licensed states, including firm and provisional broker licensing

Licensing & Business Expansion:

Manage new state license applications across mortgage, real estate, insurance, and title entities, including NMLS company and branch filings, financial statement and net worth submissions, bond placement,



background and credit documentation, and registered agent appointment

Support entity formation, foreign qualification, operating agreement maintenance, and corporate record keeping for new and existing subsidiaries

Research the regulatory requirements for new business lines before launch and produce a written go or no-go summary with the licensing path and cost to enter

Accounting, Bookkeeping & Reporting:

Own day-to-day bookkeeping across all entities, including accounts payable and receivable, payroll coordination, bank and credit card reconciliation, and month-end close

Maintain the chart of accounts and administer intercompany allocations and shared- services cost assignment between the parent and its subsidiaries

Cross-Functional Support:

Serve as compliance and finance support to any or all subsidiaries as needs shift, including insurance agency and title company buildout, and take on new workstreams as the group expands

Document processes as you build them so that the work is repeatable and transferable rather than dependent on one person

Qualifications and Skills

Required:

MBA or equivalent postgraduate qualification with a Finance specialization

2+ years of experience in financial analysis, underwriting, audit, compliance, or accounting

Advanced Excel, including the ability to build a multi-tab cash flow model from a blank workbook

Working command of DCF, FCFF, FCFE, WACC, NPV and IRR, and cap rate and NOI mechanics

Power BI, including data modeling

Strong written English and meticulous attention to detail against fixed filing deadlines

Genuine curiosity and a strong desire to learn. Someone who reads the statute rather than a summary of it and follows a discrepancy until it is resolved

Preferred:

Exposure to U.S. mortgage banking, real estate, title, or construction

Familiarity with NMLS, RESPA, TRID, or BSA/AML requirements

QuickBooks Online, Zoho Books, or comparable accounting software

Progress toward CFA, FRM, or ACCA

Comfort using AI tools for research, document review, and model and process documentation
