Role Summary The Quantity Surveyor / Estimation Manager will direct cost planning, quantity take-offs,
budgeting, contract administration, and commercial evaluation from pre-construction through project completion. This role ensures financial accuracy, rigorous cost variance tracking, documentation management, and value engineering across real estate and infrastructure developments.
Key Responsibilities
Cost Estimation & Quantity Take-Offs
Prepare precise quantity take-offs and detailed Bills of Quantities (BOQs) for real estate developments and associated infrastructure projects.
Execute comprehensive cost estimation, budgeting, and financial planning across pre-
construction and execution phases.
Apply International Rules of Measurement (IRM) standards and standard industry practices for quantity surveying and measurement.
Analyze architectural/engineering drawings, technical specifications, and contract documents in AutoCAD and specialized tools to establish accurate project cost baselines.
Contract Administration, Procurement & Documentation
Draft, review, and issue commercial documentation, including Work Orders (WOs),
Purchase Orders (POs), Variation Orders, and Contract Addendums.
Support tender package preparation, bid evaluations, rate analyses, and commercial negotiations with vendors, sub-contractors, and suppliers.
Ensure full compliance with project specifications, contractual terms, and industry standards.
Cost Control, Variance Reporting & Value Engineering
Conduct detailed Cost Variance Reporting and monitor actual expenditures against approved budgets throughout the project lifecycle.
Prepare comprehensive cost reports, interim valuations,
monthly financial progress summaries, and cash flow forecasts for executive leadership.
Drive cost optimization and value engineering initiatives to maximize budget efficiency without compromising quality.
Collaborate cross-functionally with engineering, design, procurement, and project management teams to ensure data alignment within ERP systems.
Qualifications & Requirements
Education: Bachelor’s or Master’s degree in Civil Engineering, Quantity Surveying,
Construction Economics, or a related field. Skilled certifications (e.g., RICS) are strongly preferred.
Experience: 05-10 years of proven experience in quantity surveying, pre-construction estimation, contract administration, and cost management specifically within real estate development.
Key Competencies & Technical Skills
Software & Systems Mastery: Hands-on proficiency in AutoCAD, specialized
Estimation Tools (e.g., PlanSwift, CostX), enterprise ERP Systems (e.g., SAP, Highrise,
or similar construction ERPs), and advanced Microsoft Excel.
Commercial & Documentation Expertise: Deep expertise in BOQ preparation, quantity take-offs, measurement rules (IRM), contract drafting (Work Orders, Purchase Orders,
Addendums), rate analysis, and Cost Variance Analysis.
Analytical & Drawing Interpretation: Superior numerical accuracy with the ability to interpret complex CAD drawings, engineering specs, and contractual agreements.
Stakeholder & Negotiation Skills: Strong problem-solving, commercial negotiation, and communication skills across internal teams, contractors, and corporate management.
Pay: From ₹35,000.00 per month
