Role & responsibilities

We are seeking an experienced and result-oriented Manager Planning to lead project planning, scheduling, monitoring and progress control activities. The role will be responsible for developing and maintaining project schedules, tracking progress against approved plans, identifying delays and risks, and coordinating with project, design, procurement, contracts and other stakeholders to ensure timely project delivery.

The candidate should have strong knowledge of construction planning, scheduling tools, project monitoring and reporting, with the ability to analyse project performance and recommend corrective actions.

1. Project Planning & Scheduling

- Develop detailed project schedules in line with project objectives, contractual milestones and approved execution strategies.
- Prepare Master, Level-1, Level-2 and detailed construction schedules as required.
- Develop activity-wise timelines covering civil, structural, MEP, finishing, external development and other project activities.
- Establish project milestones, critical activities and key deliverables.
- Develop baseline schedules and ensure timely updating as per project progress.
- Prepare recovery and catch-up schedules for delayed activities.

1. Project Monitoring & Progress Control

- Monitor actual project progress against approved baseline schedules.
- Identify delays, slippages, bottlenecks and critical path activities.
- Analyse reasons for delay and coordinate with concerned departments for corrective actions.
- Track planned vs. actual progress on a weekly and monthly basis.
- Monitor critical milestones and highlight potential delays to management.
- Ensure timely updating of project schedules based on actual site progress.

1. Critical Path & Delay Analysis

- Identify and monitor the Critical Path Method (CPM) and critical activities.
- Conduct delay analysis and assess the impact of delays on project completion timelines.
- Prepare mitigation and recovery plans in coordination with project teams.
- Monitor float, dependencies and interrelated activities.
- Escalate critical risks that may impact project timelines.

1. Coordination with Project Teams

- Coordinate closely with Project, Construction, Design, Procurement, Contracts, Commercial and MEP teams.
- Conduct regular planning and progress review meetings with relevant stakeholders.




- Collect progress updates from site teams and validate the same against actual site conditions.
- Ensure timely resolution of planning-related issues and dependencies.
- Coordinate with contractors and consultants for schedule preparation and progress reporting.

1. MIS & Management Reporting

- Prepare weekly and monthly project progress reports for management review.

- Develop project dashboards highlighting

- Look-Ahead Activities

- Project Risks
- Prepare S-curves, progress charts and other planning reports.
- Provide management with actionable insights on project performance.

1. Look-Ahead Planning

- Prepare weekly, fortnightly and monthly look-ahead schedules.
- Identify upcoming activities, resource requirements and project constraints.
- Coordinate with site teams to ensure readiness of drawings, materials, manpower and equipment before commencement of activities.
- Monitor achievement of look-ahead targets and highlight deviations.

1. Resource & • Productivity Monitoring

- Coordinate with project teams to monitor manpower, material and equipment requirements against project schedules.
- Track productivity against planned targets.
- Identify resource constraints affecting project progress.
- Support project teams in optimising resources to achieve planned milestones.

1. Procurement & • Design Interface

- Coordinate with Procurement to ensure material availability is aligned with project schedules.
- Track long-lead items and their impact on project timelines.
- Coordinate with Design teams to monitor drawing and design deliverables.
- Identify design dependencies that may impact construction progress.
- Maintain trackers for drawings, approvals and material requirements.

1. Contractor & • Consultant Coordination

- Review contractor schedules and progress reports.




- Ensure contractors submit updated schedules and progress information within agreed timelines.
- Monitor contractor performance against planned targets.
- Participate in progress review meetings with contractors and consultants.
- Support evaluation of extension-of-time and delay-related submissions from a planning perspective.

1. Risk Management & • Corrective Actions

- Identify potential schedule risks at an early stage.
- Maintain a project risk and mitigation tracker related to timelines.
- Develop mitigation strategies in coordination with relevant stakeholders.
- Monitor implementation of corrective and preventive actions.
- Ensure timely escalation of major schedule risks to senior management.

1. Planning Tools & • Systems

- Maintain project schedules using Primavera P6 / MS Project or other approved planning tools.
- Develop and maintain project databases, trackers and dashboards.
- Ensure accurate and timely updating of planning data.
- Standardise planning and reporting formats across projects wherever required.

Key Skills & • Competencies
- Strong knowledge of construction planning and project scheduling.
- Hands-on expertise in MS Project.
- Good understanding of CPM, WBS, baseline schedules, S-curves and progress measurement.
- Strong analytical and problem-solving skills.
- Ability to conduct delay and schedule impact analysis.
- Good understanding of construction methodologies and project execution.
- Strong coordination and stakeholder management skills.
- Ability to prepare effective MIS and management reports.
- Strong communication and presentation skills.
- Ability to manage multiple priorities and work within strict deadlines.
- Proactive approach towards identifying project risks and delays.

Preferred candidate profile

- Bachelors degree in Civil Engineering from a recognised university/institute.
- Preferred: Postgraduate qualification in Construction Management, Project Management or related discipline from NMIMS.

Experience
- 8-12 years of relevant experience in planning and project controls, preferably in real estate, residential, commercial, infrastructure or large-scale construction projects.
- Robust hands-on experience in MS Project is required.
- Experience in managing planning activities for large-scale projects will be preferred.
