The In-House Architect will act as the technical design manager within the Project Delivery Team serving as the central link between external consultants, project execution teams, and statutory authorities.
Primary responsibilities involve auditing all drawing packages issued by external design firms, managing drawing transmittals, supporting statutory sanctioning (TNCP, RERA, Environmental, Fire NOCs), assisting with tender drawing packages, and verifying as-built drawings against actual site execution.
Key Responsibilities
Drawing Verification & Technical Audit
Review and audit all architectural, structural, MEP, landscape, and interior design drawings issued by external consultants prior to site release.
Conduct detailed cross-disciplinary drawing checks to identify design discrepancies,
coordination gaps, and spatial clashes before execution.
Verify consultant drawings against approved project scope, space planning requirements,
brand guidelines, and NBC / local building codes.
Statutory Clearances & Government Approvals
Assist the liaison team in preparing, verifying, and submitting required drawing packages for government authority approvals and statutory sanctioning.
Ensure compliance of drawing sets for Town and Country Planning (TNCP) approvals,
RERA project registrations, Environmental Clearances, Pre-Fire NOCs, and local municipal sanctions.
Drawing Transmittals & Consultant Management
Maintain strict document control and track all incoming and outgoing Drawing Transmittals across architectural, structural, and MEP disciplines.
Monitor external consultant deliverables against master drawing release schedules to ensure timely availability of Valuable for Construction (GFC) drawings.
Maintain a centralized document control log tracking drawing versions, revision histories, and distribution status to site teams.
Tender & Procurement Support
Assist project and procurement teams in finalizing Tender Drawings, scope packages, and short drawings required for contractor bidding and rate analysis.
Ensure tender drawing sets accurately reflect technical specifications, material schedules, and design parameters to avoid post-award variation claims.
Site Support, As-Built Verification & Quality Oversight
Address Requests for Information (RFIs) from site teams, liaising with external consultants to provide timely technical resolutions.
Perform regular site visits to monitor construction quality and ensure work strictly adheres to approved GFC drawings and specifications.
Cross-check, verify, and audit As-Built Drawings submitted by contractors against actual site execution prior to project completion and handover.
Qualifications & Requirements
Education: Bachelor’s degree in Architecture (B.Arch) from a recognized university.
COA registration is required.
Experience: 3 to 8 years of proven experience in an in-house architectural, technical coordination, or design management role with reputed real estate developers.
Domain Focus: Hands-on exposure to residential real estate developments (luxury villas, gated communities, high-rise apartments) and commercial developments.
Key Competencies & Technical Skills
Statutory & Sanction Knowledge: Strong working knowledge of drawing standards for TNCP, RERA, Environmental, and Fire NOC submissions.
Drawing Audit & As-Built Verification: Proficiency in auditing complex multi- disciplinary drawings, tender packages, transmittal logs, and final as-built drawings.
Software Proficiency: Expert command of AutoCAD, Revit (BIM), Navisworks/BIM viewers, and MS Office / Excel for document control and tracking.
Interdisciplinary Coordination: Exceptional coordination, tracking, and communication skills to manage external consultants, internal project teams, and statutory requirements efficiently.
