[email protected] Role Purpose:
Phoenix Group has developed 25+ Mn SFT of commercial office space leased to marquee international clients. Landscaping is a visible, high-touch element of the developer's brand promise across the portfolio — in the design intent, the construction outcome, and the day-to-day experience of occupied campuses. This role is the single point of functional expertise for landscaping across the portfolio: finalizing design with consultants, enabling procurement to appoint the right vendors, ensuring construction quality on live projects, and supporting facilities in sustaining landscape standards on operational buildings.
The role sits within the Projects function and reports to Director – Projects, but carries direct, personal accountability for landscape quality outcomes — the specialist is expected to flag and resolve quality gaps proactively, not merely advise. Key Responsibilities:
1.
Design
Finalization (with Design Team & Consultants):
- Work with the in-house design team and appointed landscape/horticulture consultants to review, challenge, and finalize landscape design concepts, layouts, and planting palettes for current projects.
- Validate design proposals against site micro-climate, soil conditions, water availability, maintainability, and the operational realities of a working commercial campus.
- Ensure landscape design integrates with civil, MEP (irrigation, drainage), and structural drawings before issue-for-construction, reducing downstream rework.
- Sign off on final landscape drawings, BOQs, and specifications prior to release to procurement, ensuring designs are constructible, cost-realistic, and aligned to Phoenix Group's quality and sustainability standards (including IGBC/LEED landscape credit requirements where applicable).
2.
Procurement
Support – Vendor Identification & Appointment:
- Define technical evaluation criteria and prequalification standards for landscape contractors, nurseries, and irrigation vendors.
- Support the procurement team in identifying, shortlisting, and technically evaluating vendors — reviewing past project quality, execution capability, and material/plant sourcing credibility.
- Participate in technical bid evaluation and vendor selection, providing the functional sign-off procurement needs to finalize commercial terms.
- Build and maintain an approved vendor panel (contractors, nurseries, irrigation specialists) across Hyderabad and other operating geographies to reduce appointment lead time on future projects.
3.
Project
Execution – Quality Management:
- Own quality outcomes for landscaping works on live projects — site inspections, material approvals (soil, mulch, plant stock, hardscape materials), and workmanship checks against approved design and specification.
- Institute and enforce quality checkpoints/inspection hold points through the execution sequence (soil preparation, irrigation installation, planting, hardscaping, establishment period).
- Track and resolve defects and non-conformances with contractors; escalate persistent quality or schedule risks to Director – Projects.
- Certify landscape works for milestone billing and final handover, ensuring what is built matches the approved design intent.
4.
Facilities
Management – Operational Building Support:
- Partner with the facilities/operations team to set maintenance standards, schedules, and SOPs for landscaping across operational buildings — irrigation scheduling, pruning, replacement planting, pest/disease management.
- Conduct periodic landscape health audits across the operational portfolio and issue corrective action plans to maintenance vendors.
- Advise on cost-effective replacement of underperforming plant material and on water-management/sustainability improvements (e.g., drip irrigation retrofits, native/drought-tolerant species substitution).
- Act as the technical escalation point when client/occupier feedback on landscape condition is raised on operational campuses.
Qualifications & Experience:
- Bachelor's or Master's degree in Landscape Architecture, Horticulture, or a related field.
- Demonstrated experience across the full lifecycle: design review, vendor/contractor management, site execution quality control, and post-handover maintenance oversight.
- Working knowledge of irrigation systems (drip/sprinkler design and sizing), soil and drainage engineering as it relates to landscaping, native and low-maintenance plant palettes suited to the Deccan/Telangana climate, and sustainability certifications (IGBC/LEED/WELL landscape criteria).
- Established network of landscape contractors, nurseries, and irrigation vendors in Hyderabad/South India is a strong advantage.
Skills & Competencies:
- Strong technical eye for design and construction quality — able to read and critique landscape drawings, BOQs, and specifications independently.
- Vendor and contract management: technical evaluation, negotiation support, performance management.
- Cross-functional coordination across Design, Procurement, Projects, and Facilities — comfortable operating as an embedded expert across four different teams rather than owning a single department.
- Site-first orientation: willing to conduct hands-on inspections and be personally accountable for what gets built and maintained, not just what gets specified.
- Clear, concise reporting and escalation discipline — able to flag risk early to Director – Projects.
