FyneHand is mandated to hire for the role of Chief Project Officer.

Our client, a leading property developer that has shaped the skyline across the Leisure & Hospitality, Residential, Commercial, Retail, sectors are looking for a Chief Project Officer. The position will be based in Bangalore and will involve frequent travel to project sites.

*We are reaching out to Senior Project Professionals who are currently involved in the construction and delivery of 5-star and 7-star hotel projects and have extensive experience in executing high-end hospitality projects in India and/or internationally.

Reports to: Chief Executive Officer

Role overview: The incumbent will micro-manage the design and contracting award phase and macro-manage the execution phase across the entire portfolio. The objective is a value creation cycle that is smooth, frictionless, and performs with precision, enthusiasm, and speed.

The Chief Projects

Officer is expected to be regarded by reporters not as an interposed layer between them and the CEO, but as a senior enabler whose presence demonstrably accelerates decisions, unblocks issues, and strengthens individual project outcomes.

Key responsibilities:

1. Design Phase - Substantive Contribution (Micro-Engagement)

Partner closely with the Head of Central Design to drive design development with a relentless bias toward dimensional exactitude, offsite manufacture, on-site assembly, modularisation, and minimisation of labour intensity. Inject execution intelligence, buildability perspectives, and field-tested judgment into design decisions taken by appointed consultants - architecture, MEP, structure, landscape, façade, facilities planning, kitchen, laundry, and other specialities - sourced both locally and globally. Ensure that the BIM environment serves as the single source of truth across all consultants, contractors, and site teams, with model integrity, clash resolution, and version discipline enforced rigorously through joint governance with the Design function.

2. Procurement and Contracting Award Phase - Substantive Contribution (Micro-Engagement)

Work in close partnership with the Heads of Procurement and Contracting on tender structuring, vendor pre-qualification, technical evaluation, commercial review, and final award recommendations to the CEO and Board. Bring deep execution insight to vendor selection, contracting models, and risk allocation. While award authority rests with the respective function heads, the Chief Projects Officer is expected to be a decisive voice on technical fit, delivery capability, and field performance history.

3. Execution Phase (Macro-Management)

Provide senior oversight to site Project Managers across architecture, civil, MEP, glazing, interiors, external liaison, kitchen and laundry speciality services, and regulatory compliance.



Establish standardised dashboards, governance cadences, and escalation protocols that surface risks early without micromanaging site decisions. Conduct structured site reviews at defined milestones and respond rapidly to escalations that require corporate intervention with consultants, contractors, authorities, or operators.

4. Budget, Cost, and Schedule Control

Own portfolio-level budget integrity, cost-to-complete forecasting, contingency utilisation, and capex deployment discipline. Institute robust earned value reporting, variance analysis, and corrective action mechanisms. Ensure each project tracks against approved capex envelopes, scheduled completion dates, and the technical and brand specifications agreed with operators.

5. People Leadership and Capability Building

Build site Project Managers into a high-performing, mutually supportive cohort. Coach, mentor, and develop them; identify and close capability gaps; and cultivate succession depth as the portfolio expands toward 25 properties. Lead by demonstrably removing obstacles - commercial, technical, regulatory, or interpersonal - so site teams move faster with greater confidence.

6. Consultant and Contractor Productivity

Hold appointed consultants and contractors to demanding standards of deliverable quality, response time, and field performance. In coordination with the Design, Procurement, and Contracting functions, establish performance scorecards, conduct structured reviews, and recommend retention, expansion, or replacement decisions to the CEO. Build long-term, value-creating relationships with best-in-class partners across the supply chain.

7.Cross-Functional Leadership

Operate as a peer of the Heads of Central Design, Procurement, and Contracting, fostering a coordinated and friction-minimising leadership group reporting to the CEO. Drive joint governance forums, integrated risk reviews, and shared accountability for portfolio-level outcomes. Bring proposals for systemic improvement to the CEO with the endorsement of peer function heads wherever possible.

8. Reporting, Governance, and Board Engagement

Produce concise, accurate, and predictive reporting to the CEO and Board on project health, capex deployment, schedule adherence, risk register, and operator readiness. Represent the projects function in operator coordination meetings, lender technical reviews, and joint development partner forums.

9. Innovation and Continuous Improvement





Drive the systematic adoption of offsite manufacture, modular construction, supply chain platforms, digital twin practices, and other productivity-enhancing methods across the portfolio. Codify lessons learned from each project into improved standards and protocols applied to subsequent developments - in partnership with the Design, Procurement, and Contracting functions.

Ideal candidate profile:

Background A hospitality asset creation background is strongly preferred; candidates from premium commercial real estate, mixed-use developments, or large-scale infrastructure may also be considered if the execution and people-management credentials are exceptional. Expect 25-plus years of relevant experience with at least 8 to 10 years in senior corporate-level project leadership roles.

Educational Qualifications A degree in Civil Engineering or Architecture from a reputed institution, with a post-graduate qualification in Construction Management, Project Management, or Business Management preferred.

Functional Strengths

Strong bias toward execution and delivery, with budgeting, cost control, and reporting as core strengths rather than delegated functions. Deep working command of BIM-led design and execution environments, contracting strategy, large-scale procurement, and modular and offsite construction methods. Familiarity with international operator technical standards (Marriott, Hilton, Oberoi, IHG, Accor) is highly desirable.

Leadership Attributes A natural enabler rather than a controller. Brings calm authority under pressure, takes decisions cleanly, and creates conditions in which subordinates, peer function heads, consultants, and contractors perform at their best. Communicates with precision, runs disciplined governance, and earns trust through consistent follow-through.

Comfortable engaging at Board level on strategy and at site level on technical detail with equal credibility. Demonstrably effective at influencing without authority - particularly important given the peer relationship with Design, Procurement, and Contracting.
