About the Role

We are seeking an experienced Business Development associate to drive acquisition of redevelopment projects across Mumbai. The ideal candidate should have hands-on experience in identifying opportunities, building relationships with housing societies, and converting leads into signed redevelopment projects.

This role also requires robust financial and Excel modelling capabilities to evaluate project feasibility and support commercial decision-making.

Key Responsibilities

1. Project Acquisition

- Identify potential redevelopment opportunities (societies, layouts, clusters, SRA schemes)
- Conduct initial site assessments and feasibility inputs
- Build and maintain a strong pipeline of potential projects

2. Society Relations & Networking

- Establish relationships with society members, chairmen, and managing committees
- Conduct meetings and presentations to explain redevelopment proposals
- Build trust and long-term engagement with stakeholders

3. Deal Structuring & Negotiation

- Participate in commercial discussions and proposal structuring
- Assist in finalizing project terms, area allocation, corpus, rent, and timelines
- Coordinate with legal and technical teams during agreement finalization

4. Feasibility & Excel Modelling

- Prepare detailed financial feasibility models in Excel for redevelopment projects
- Analyze project viability including costs, revenues, FSI utilization, and profitability
- Conduct sensitivity analysis (sale rates, costs, timelines,



interest rates, etc.)
- Support management with data-driven decision-making

5. Market Intelligence

- Track redevelopment trends across Mumbai suburbs
- Monitor competitor activity and ongoing projects
- Provide inputs for strategic decision-making

6. Internal Coordination

- Work closely with architects, finance, legal, and liaison teams
- Ensure timely preparation of feasibility reports and proposals
- Support documentation and presentation material for pitches

Required Skills & Qualifications

- Graduate in any discipline (MBA preferred)
- 8–15 years of experience in real estate redevelopment / project acquisition
- Strong understanding of Mumbai redevelopment ecosystem (DCPR 2034, approvals, society structures)
- Advanced proficiency in Microsoft Excel (financial modelling, feasibility analysis, cash flows)
- Proven track record in sourcing or closing redevelopment deals
- Excellent negotiation and interpersonal skills

Preferred Experience

- Experience working with a real estate developer in Mumbai
- Existing network with housing societies / brokers / facilitators
- Exposure to SRA / cluster redevelopment projects
