The AVP – Finance & Accounting will be responsible for leading the Finance & Accounts function with end-to-end ownership of financial accounting, project accounting, budgeting, treasury, taxation, statutory compliance, RERA compliance, MIS, receivables, internal controls, banking and fundraising support.

The role will partner closely with the leadership, projects, sales, CRM, procurement and legal teams to ensure strong financial governance, effective cash-flow management, project profitability and timely management reporting.

Key Responsibilities:

A. Financial Accounting & Book Closure

- Ensure accurate and timely maintenance of books of accounts.
- Lead monthly, quarterly and annual financial closures and finalization of accounts.
- Ensure compliance with applicable Accounting Standards / IND-AS.
- Review general ledger, journal entries and account reconciliations.
- Supervise bank, inter-company and balance-sheet reconciliations.
- Ensure timely month-end and year-end closure.
- Strengthen accounting processes and ensure accuracy and integrity of financial data.

B. Project Accounting & Cost Control

- Drive project-wise accounting, cost tracking and profitability analysis.
- Monitor project budgets versus actual expenditure.
- Ensure accurate WIP and project cost accounting.
- Track construction, land, development and indirect project costs.
- Analyze project margins, cost overruns and profitability.
- Partner with Projects, Procurement and Planning teams for effective cost control.
- Identify opportunities for cost optimization and prevent financial leakage.

C. Budgeting & Financial Planning

- Lead preparation of annual budgets, business plans and rolling forecasts.
- Develop project-wise cash-flow projections and financial plans.
- Conduct budget-versus-actual variance analysis and identify corrective actions.
- Support management in financial planning, investment and strategic decisions.
- Prepare financial feasibility studies and financial models for new projects.
- Provide financial insights for project launches, investments and business expansion.

D. Treasury & Cash Flow Management

- Manage daily, monthly and long-term cash-flow requirements.
- Ensure adequate liquidity across projects and corporate operations.
- Drive fund utilization, payment planning and working-capital management.
- Coordinate with banks and financial institutions for day-to-day banking requirements.
- Optimize borrowing costs, interest expenses and financing structures.
- Monitor escrow,



collection and RERA accounts.
- Ensure effective cash-flow prioritization across projects.

E. Taxation & Statutory Compliance

- Ensure timely and accurate compliance with GST, TDS and Income Tax requirements.
- Ensure timely ROC filings and other applicable statutory compliances.
- Coordinate statutory, internal and tax audits.
- Manage tax assessments, notices and departmental queries.
- Ensure timely filing of all statutory returns and regulatory submissions.
- Drive tax planning and optimization within applicable legal and regulatory frameworks.

F. RERA Compliance

- Maintain project-wise RERA financial records and documentation.
- Ensure compliance with applicable RERA fund-utilization requirements, including the 70:30 framework.
- Coordinate CA certifications and documentation for withdrawals.
- Monitor RERA financial reporting and compliance requirements.
- Partner with Legal and Compliance teams on RERA-related matters.

G. MIS & Management Reporting

- Prepare and review comprehensive monthly MIS for management.
- Provide project-wise profitability, cost and cash-flow reports.
- Monitor receivables, payables, collections and working-capital indicators.
- Develop dashboards and financial reports for management review.
- Analyze business performance and highlight key financial risks, trends and opportunities.
- Provide actionable insights to support management decision-making.

H. Customer Collections & Receivables

- Monitor customer collections, receivables and aging across projects.
- Partner with Sales and CRM teams to improve collection efficiency.
- Ensure timely and accurate issuance of demand notes.
- Track overdue receivables and drive resolution of collection issues.
- Establish collection monitoring mechanisms and escalation processes.
- Improve cash realization and working-capital efficiency.

I. Internal Controls, Governance & Audit

- Develop, implement and continuously strengthen financial SOPs and internal controls.
- Ensure adherence to approval matrix, delegation of authority and financial policies.
- Monitor and close internal audit observations within defined timelines.




- Strengthen financial risk management and governance systems.
- Identify and mitigate risks relating to revenue leakage, fraud, process gaps and financial irregularities.
- Ensure adequate checks and controls across the procure-to-pay and order-to-cash cycles.

J. Vendor & Contractor Payment Management

- Review and oversee contractor bills and vendor payments.
- Ensure payments are processed in line with contractual terms and approved budgets.
- Monitor retention money, security deposits, advances and other contractual deductions.
- Coordinate with Procurement, Projects and Contracts teams for payment validation.
- Ensure effective vendor reconciliation and resolution of outstanding issues.

K. Banking & Fund Raising

- Lead project finance and working-capital funding requirements.
- Coordinate with banks, NBFCs and other financial institutions.
- Manage banking documentation, compliance and lender reporting.
- Support debt raising, refinancing and financing structure optimization.
- Coordinate financial due diligence for lenders, investors and strategic stakeholders.
- Maintain strong relationships with banking and financial partners.

L. Team Leadership & Capability Building

- Lead and manage the Finance & Accounts team across corporate and project functions.
- Define roles, responsibilities, KRAs and performance expectations.
- Ensure effective delegation and accountability within the team.
- Build team capability through coaching, training and knowledge sharing.
- Drive process discipline, accuracy, compliance and timely execution.
- Develop a high-performance finance team aligned with business objectives.

Educational Qualification

- CA – Mandatory
- Bachelor's degree in Commerce / Finance / Accounting.
- MBA / PGDM in Finance will be an added advantage.
- Strong knowledge of IND-AS, taxation, RERA and financial reporting requirements.

Experience & Profile

- 12–17 years of overall experience in Finance & Accounts.
- Robust preference for candidates with real estate / real estate development experience.
- Should have hands-on experience in project accounting, project costing, cash-flow management, RERA, taxation, MIS and treasury.
- Experience in managing banking relationships, project finance and fund-raising will be highly desirable.
- Prior experience of leading a sizeable Finance & Accounts team.
- Experience working closely with CXO / senior management and business leadership.
