We're hiring: Associate — Title Due Diligence | Chennai

FirstWater Law LLP is adding to its Chennai title diligence team.

We act for banks, NBFCs and financial institutions on secured lending across India. Our Chennai office has an established title investigation practice covering Tamil Nadu and Puducherry — residential, commercial, industrial and large land aggregations for project finance — and we are looking for an Associate to join it as volumes grow.

WHAT YOU'LL DO
• Conduct 30-year title searches and trace flow of title through the deed chain
• Draft Title Search Reports / Title Investigation Reports in lender formats (SBI Annexure-B, NBFC in-house pro formas) and Certificates of Title
• Verify patta, chitta, adangal, FMB sketches, A-Register extracts, encumbrance certificates (TNREGINET) and guideline value
• Examine planning approvals (CMDA / DTCP / local body), land use, conversion and TNRERA registration
• Run CERSAI, MCA/ROC and litigation searches; flag title defects and advise on curative steps




• Coordinate SRO and Taluk office searches with local searchers, and interact directly with lender credit and legal teams

WHAT WE'RE LOOKING FOR
• LL.B. with 1–4 years' post-qualification experience in title due diligence, real estate or banking security documentation
• Ability to read Tamil title documents — deeds, patta/chitta entries, EC extracts (essential)
• Working knowledge of the Registration Act, Indian Stamp Act (TN amendments), Tamil Nadu Land Reforms, Patta Pass Book Act and TN revenue records
• Exact drafting, deadline discipline and comfort with high-volume, turnaround-driven mandates
• Enrolled with a State Bar Council
