Position Summary

The Team Lead, Municipal Lien Search oversees daily municipal lien operations, ensuring timely and accurate completion of lien, tax, permit, code violation, utility, and property-related searches supporting U.S. real estate transactions. The role combines subject matter expertise, team leadership, quality management, process improvement, and stakeholder engagement to meet client expectations and operational goals.

Key Responsibilities
- Lead and mentor a team of Municipal Lien Search Specialists.
- Provide expertise in municipal liens, property taxes, permits, code violations, utility searches, and public records research.
- Review and resolve complex municipal lien and title-related issues.
- Ensure SLA adherence, quality compliance, and operational efficiency.
- Conduct quality reviews, coaching, and performance management.
- Monitor productivity, workload, and service delivery metrics.
- Drive process improvements, automation opportunities, and root cause analysis.
- Serve as the escalation point for technical and operational issues.




- Collaborate with internal teams, clients, and stakeholders to ensure service excellence.
- Prepare operational reports, trend analyses, and performance updates.

Required Qualifications
- Bachelor's degree or equivalent experience.
- 5+ years in Municipal Lien Search, Title Operations, Property Research, or Real Estate Support.
- 1+ year of team leadership experience.
- Strong knowledge of U.S. municipal lien processes, property taxes, permits, code enforcement, utility searches, and public records.
- Experience using county, city, municipal, tax collector, and GIS websites.
- Proficiency in MS Excel, PowerPoint, and business productivity tools.
- Solid analytical, problem-solving, communication, and decision-making skills.

Preferred Qualifications
- Exposure to process automation, workflow optimization, and continuous improvement.
- Comfortable working with AI-enabled tools and emerging technologies.
